On the 11th, the government announced plans to build a new city with 46,000 homes in Gimpo, Gyeonggi-do, along with plans to extend subway line 5.
Two weeks have passed since the government’s announcement, but the market is buzzing, with real estate purchases starting to revive in the area.
Reporter Choi Ki-seong has been there.

It is an apartment complex near the proposed ‘Gimpo Han River 2 Compact City’.
Since the government’s announcement, the number of people looking for property has increased significantly.
[하나리 / 공인중개사 (경기 김포시) : 매수 문의가 확 늘었어요. 아직은 이제 대출 규제 때문에, DSR(총부채원리금상환비율) 이런 것 때문에 조금 걱정하시는 분들이 많은데 그래도 자금 여력이 좀 있으셨던 분들, 그다음에 예전부터 생각해 오셨던 분들은 김포 쪽으로 많이 방문해 주시고 있죠.]
An increasing number of landlords are collecting items that have been put up for sale in anticipation that the price will rise when development begins in earnest.
In some cases, the asking price has been raised by tens of millions of won money from the current price.
[공인중개사 (경기 김포시) : 매물은 많이 거둬들이고 있어요. 급하지 않은 분들은 이제 가격이 올라갈 거로 생각하고, 나중에 이제 올라가면 그때 가서 보자, 그렇게 해서 다 거둬들이고 있어요.]
However, experts predict that the impact price increase from this announcement will not be significant due to the fall in the real estate market.

There are different opinions regarding the extension of the 5 subway line.
It is nice that the traffic jams can be solved, but they are worried that the plan will go wrong.
[박금난 / 경기 김포시 : 여기 처음에 이사 와서도 그게(지하철 연장) 된다고 해서 온 것도 있는데, 지금 골드라인을 했는데, 두 칸뿐이 안 돼 있어서 실망을 너무 많이 했거든요. 근데 이 5호선(연장 계획)도 약간 그런 걱정이 있긴 있죠. 반반씩이에요.]
When 46,000 households move in, around 100,000 people will flow in, so residents expect that facilities such as schools and roads will be completed on schedule.
[이홍규 / 경기 김포시 : 교육 문제라든지 의료 문제라든지, 교통 문제는 말할 것도 없고…. 이 도시가 확장되고 팽창되면 거기에 따르는 사회 간접적인 그런 시설들 같은 것이 원활히 빨리 뒷받침해줄 수 있도록….]
It appears that long-term consideration is needed to see if the ‘compact city’, a high-density development that builds transport networks and infrastructure in a small area, can succeed.
