[경제]Seoul apartment real transaction price index rises for first time in 7 months… decline in decline for 5th week

The Seoul apartment real transaction price index, which had been weak due to the increase in quick sale transactions in January and February due to real estate deregulation, turned up for the first time in seven months.

In addition, the drop in apartment prices in Seoul has slowed for five consecutive weeks, but it is assessed that it is too early to see this as a trend.

Jamsil Jugong Complex 5 is considered one of the most promising reconstruction complexes in the Gangnam area with a scale of up to 4,000 homes.

Due to a series of interest rate hikes, the exclusive area of ​​82㎡ fell to the won level of 2.1 billion, won a plunge of more than 1 billion from the highest price, but recently recovered to the won level of 2.7 billion .

The transaction price increased in some areas as the number of quick sale transactions increased due to real estate deregulation earlier this year.

Apartments in Hannam-dong, Yongsan-gu, Jamsil-dong, Songpa-gu, and Apgujeong-dong, Gangnam-gu, which focus on large apartments, recorded reported prices.

In fact, the Seoul apartment real transaction price index in January rose by 0.81% from the previous month.

This is the first time in 7 months since June last year that the real transaction price index has risen.

The increase in the northeast region, including Nowon, Dobong, and Gangbuk-gu, was the largest, and the southeast region, where Gangnam 4 is located, rose 1.61%.

The number of transactions from Seoul apartments was also serious enough to end at 500 cases in October last year, but after recording 1,000 cases in January, it quickly surpassed 2,000 cases in February.

The decline in apartment prices in Seoul has slowed for five consecutive weeks, and is the lowest rate of decline in six months since the second week of September last year.

Experts point out that it is still premature to talk about a transformation in apartment prices in a situation where high interest rates continue and fears of an economic recession deepen.
