23,992 households nationwide in December… 60% concentration in the metropolitan area

About 24,000 households across the country are expected to move in next month. Of these, 60% are concentrated in the metropolitan area.

According to Jikbang on the 29th, a total of 23,992 apartments across the country are scheduled to move in in December of this year. This is an increase of 17% compared to the same period of the previous year and the second largest number of occupants by month this year.

In particular, the share of occupancy in the metropolitan area is large. In December, 14,051 households moved in in the metropolitan area, 40% more than the average monthly move-in volume of this year (1668 households).

In Gwacheon, Gwacheon Jade Xi, which was the first pre-sale complex in Gwacheon Knowledge Information Town, will move in, and mammoth-class complexes with more than 2,000 households will be housed, mainly at business sites where maintenance projects have been completed, such as Pyeongchon, Suwon, and Uijeongbu.

In rural areas, 9941 households will move in. Compared to November (26,387 households), when the number of occupants in rural areas was high, more than half decreased.

Despite the reduced supply, 5763 households will be supplied in Busan, the largest number since July 2020 (6042 households). In addition, they plan to start moving in Jeollanam-do and Gangwon-do.

Dongrae Mian I-Park in Oncheon-dong, Dongnae-gu, Busan is a large-scale complex with a total of 3853 households and consists of 59 to 114 square meters for exclusive use. Minam Station, a transfer station for Busan Subway Lines 3 and 4, is within walking distance, and Myeongnyun Station on Line 1 is also nearby, so the transportation conditions are excellent. The commercial area is also adjacent, and it is possible to commute to Naesan Elementary School and Yurak Girls’ Middle School.

In December, a total of 28 complexes are expected to move in. In the metropolitan area, 11 complexes in Gyeonggi, 3 in Seoul, and 1 in Incheon. Gyeonggi Province is mainly supplied to large-scale complexes in Gwacheon, Pyeongchon, and Suwon. In the provinces, 13 complexes including 4 in Busan, 2 in Jeollanam-do, and 2 in Chungbuk are expected to move in.

An official from Jikbang said, “The number of occupants next year is about 250,000 nationwide, which is 15% higher than this year (218,245 households), so the possibility of causing instability in the housing market due to a decrease in supply seems low.”

However, it is necessary to wait a little longer to see whether the housing market will reach an inflection point due to potential market instability factors such as the release of properties for which the extension of the contract renewal application right has expired with the arrival of two years from the enforcement of the Lease Act next year, he added.
