Daegu Suseong-gu, Daejeon Dong, Jung, Seo, Yuseong-gu, and Gyeongnam Changwon Uichang-gu were lifted from speculative overheating districts, while 7 Daegu and 11 cities, including Gyeongsan, Jeollanam-do, Yeosu, Suncheon, and Gwangyang were released from the adjustment target area. This adjustment will take effect on the 5th of the next month at 00:00.

The Ministry of Land, Infrastructure and Transport held the ‘2022 2nd Housing Policy Deliberation Committee’ on the 30th and deliberated and decided on the ‘Adjustment of overheated speculation districts and areas subject to adjustment (draft)’ containing these contents.

Although the committee judged that house prices are generally stable as purchases contracted due to interest rate hikes, concerns about economic recession, and fatigue from soaring house prices, the market situation is sensitive, with some residential-preferred areas and unregulated areas remaining on the rise due to overheating of house prices. I saw that

However, some provinces believe it is necessary to adjust the strength of regulations as there are factors to stabilize the housing market, such as the continued trend of interest rate hikes for the time being and the strengthening of loan regulations with the implementation of the third stage of the total debt-to-income ratio (DSR).

Daegu Suseong-gu, Daejeon Dong, Jung, Seo, Yuseong-gu, Gyeongnam Changwon Uichang-gu, and 7 Daegu, Gyeongsangbuk-do, Gyeongsan, Jeollanam-do Yeosu, Suncheon, and Gwangyang were lifted from speculation overheating districts and areas subject to adjustment, respectively.

Daebu-dong, Daebunam-dong, Daebubuk-dong, Seongam-dong, and Pungdo-dong, Danwon-gu, Ansan, which were designated as regulated areas even though there were no apartments in the process of designating a regulated area in the previous city-gun-gu unit, are in the speculative overheating district, while Daebu-dong, Daebunam-dong, Daebubuk-dong, Seongam-dong, Pungdo-dong, and Hwaseong Seosin-myeon, Danwon-gu, Ansan, are designated as regulated areas. excluded from the target area.

On the other hand, Sejong City maintained the designation of the current regulated area, considering that the house price is falling but the competition rate for subscription is still high and the potential buying trend is maintained. In the metropolitan area, house prices continue to rise in many areas, and places that have turned downward have not been for a long time and there are not many unsold pre-sale units, so for the time being, the designation of the regulated area has been maintained.

First Vice Minister of Land, Infrastructure and Transport Lee Won-jae, who attended the housing policy review committee, said, “There are changes in macroeconomic conditions such as interest rate hikes surrounding the real estate market. We will respond in a timely manner to market conditions, such as closely examining unsold pre-sale trends in some areas.”

Meanwhile, areas released from overheated speculation and adjustment target areas will be subject to more relaxed regulations than before in loans, taxation, monopoly restrictions, subscriptions, and maintenance projects.
