Despite the high price controversy, 40,000 people flocked to pre-order… “Advisor of Hope for Buying My Home”

[서울=뉴스핌] Reporter Park Woo-jin = Although the first pre-order including the 3rd new town has been closed in the procession of end-users without homes, it seems that it will take more time to actually get my house.

Although there was a controversy over the high sale price, it is estimated that the subscription application was carried out mainly by the young people because it was a new quantity and the additional points system, which was relatively unfavorable to the young people, was not applied and the quantity allocated to them was large.

As the land compensation has not yet been finalized, the move-in schedule has not been finalized, and the competition for subscription is still high, so it is pointed out that the pre-subscription can only be ‘adviser of hope’.

◆ Cheaper than market price, favorable conditions for young people…

According to the government on the 4th, as a result of pre-subscription for public sale and Newlyweds Hope Town, which is supplied to the 3rd new town, homeless people flocked to it, and high competition was recorded.

As a result of pre-orders for 3955 households in Incheon Gyeyang, Namyangjujinjeop 2, Seongnam Bokjeong 1, the first pre-order supply districts this year, a total of 40,328 people applied. In the case of special supply for public sale, 31,540 people applied for the 2010 household recruitment, showing a competition ratio of 15.7 to 1, and for the priority supply in the area of Newlywed Hope Town, 8788 people applied for the recruitment of 1945 households, and the competition ratio was 4.5 to 1. In particular, the 84㎡ exclusive area in the Incheon Gyeyang District showed a competition ratio of 240 to 1, which is the highest competitive rate among public sale subscriptions in the past 10 years.

Earlier, the government disclosed the pre-subscription price of the district and said it was 60-80% cheaper than the market price, but some complexes were higher than the market price, so there was a controversy over the high price.

Nevertheless, the surge in demand from homeless people seems to have had an effect on the occupant selection method and quantity composition. Advance subscription can be applied for members of non-homeowners who meet the income and asset requirements. Unlike private subscriptions, the winning of subscriptions is determined by income requirements, subscription savings, and the number and number of subscriptions paid. As for the amount of advance subscription, public sale is allocated to newlyweds (30%) and for the first time in life (25%), and there is also a town of hope for newlyweds.

The situation in which the supply of housing is insufficient compared to the demand continues, and even if a pre-order is received, the main subscription process remains. Although there was a controversy over the high price, the fact that the price is not difficult to get a loan, etc. to buy a house, also seems to have led the demand for subscription.

Choi Hwang-soo, a professor of real estate at Konkuk University, said, “There is talk of the sale price being high, but it is cheap compared to the general market price, so there was a lot of demand for subscription. “There must have been a lot of applications,” he said.

◆ Undetermined move-in date, land compensation problem… Consumers remain anxious due to the uncertainty of the 3rd new city

Although many consumers flocked to the pre-order, it is pointed out that there is a limit to achieving the effect of homeless people buying a house and stabilizing the market.

Even if the advance subscription goes smoothly, it is still insufficient to meet the homeless people’s demand for a home. Although the competition rate is not high compared to private subscriptions, the competition rate for subscriptions is high, so many of the applicants have no choice but to fail the subscription.

Relatively, the homeless middle-aged can only support the general supply, which accounts for 15% of the total supply, so it is difficult to completely solve the housing insecurity of the homeless.

Advance subscription has been carried out, but none of the three new towns have yet completed land compensation. The speed of land compensation differs depending on the district, but if the land compensation is delayed, the period until the main subscription is longer, and even if the subscription is received, it may take longer to actually move in.

If the period from the main subscription to the actual move-in is prolonged, the anxiety of the subscription winners will increase, and the demand that stays in the cheonsei market waiting for move-in will remain, leading to unrest in the cheonsei market.

Song Seung-hyeon, CEO of Urban and Economic Affairs, said, “Even though it is lower than the private subscription, the competition is still high, and the land compensation has not yet been completed, so there is still uncertainty about the third new town project. It could end with hope and torture,” he said.

Experts believe that the demand for advance subscription is expected to remain high in the future, but in order to achieve a market stabilization effect, the supply plan must be promoted quickly until the actual move-in.

Seo Jin-hyung, president of the Korean Real Estate Association (Professor at Kyungin Women’s University), said, “As the sale price is cheap compared to the market price and there is an expectation for an additional increase, the demand for advance subscription will remain at the current level in the future.” We need to make sure that the new town development plan goes ahead as planned for the homeless people’s housing stability,” he said.
