The Songpa-gu Office announced on the 11th that it had approved the establishment of the Jamsil Wooseong 1st, 2nd and 3rd Reconstruction Association.
The establishment of this complex reconstruction association is the first in 15 years since the promotion committee was established in 2006.
The apartment building was completed in 1981 and is a large complex of 1,842 households, close to the Sports Complex Station on Seoul Subway Lines 2 and 9.
The complex will be transformed into 2,716 households through reconstruction.
Jamsil-dong, to which the complex belongs, is currently tied as a land transaction permission zone.
The Seoul Metropolitan Government held an urban planning committee the day before and redesignated Jamsil-dong, Songpa-gu, Samseong-dong, Cheongdam-dong, and Daechi-dong, Gangnam-gu, as land transaction permission zones.
In the land transaction permission zone, when purchasing real estate (18 m2 for residential use, 20 m2 for commercial use) in which the land share exceeds a certain area, permission from the head of the competent ward must be obtained.
In particular, in the case of a house, it is impossible to buy or sell or rent a house on a monthly basis as it has to comply with the obligation of real residence for two years. This means that you cannot make a ‘gap investment’ by renting a house for simple investment purposes.
