A modular house is a house that uses an off-site construction method where 70-80% of materials and structures such as external walls, windows, electrical wiring, plumbing, bathroom and kitchen equipment are made in box form in the factory, and then transported to the construction site for installation. Compared with the existing reinforced concrete method, the construction period can be shortened by about 30%, carbon emissions and waste are reduced during the construction stage, and it is a method that can overcome the problems of low productivity, manpower , and safety and quality. which are problems in house building.

The modular integrated public rental housing complex, which will be located in the 6-3 living area of ​​Sejong City, consists of 7 floors above ground, 4 buildings, and a total of 416 households. This complex is the largest in Korea in terms of the number of households among the modular houses. To ensure a variety of floor plans and plenty of light, it has a comfortable residential performance equal to or higher than that of a general apartment house by introducing multi-storey terrace furniture to form a stepped elevation. In addition to this, it is evaluated that the features and advantages of the modular house are fully used in terms of aesthetics and urban landscape.

Sejong City 6-3 living area modular integrated public rental housing complex is expected to be completed and moved in in the second half of 2024.

The Ministry of Land, Infrastructure and Transport is promoting various measures to revitalize modular housing. In order to develop core technologies for building modular houses, we have completed the construction of Dujeong Modular Homes in Cheonan (40 households, 6 stories) and Gayang Happiness House in Seoul (30 households, 6 stories) through research demonstration projects and national development since 2014. get.

In order to grow the domestic modular housing industry, which is still in its infancy, it is gradually expanding public orders for modular housing.

In addition, in order to encourage the private sector to voluntarily build modular houses, it is also considering providing benefits that ease regulations such as floor area ratio, building-to-land ratio, and height restrictions on modular houses.

LH, which placed the order for this project, plans to establish a business audit advisory body comprising experts familiar with the modular construction method to regularly audit the project to improve housing quality and reduce business risks .
