Lee Jae-myung “New 4 types of residential areas with ‘floor ratio 500%’…Improved safety diagnosis standards”

Democratic Party presidential candidate Lee Jae-myung announced a policy to promote redevelopment and reconstruction, including raising the floor area ratio and lowering safety diagnosis standards.

Candidate Lee said at a real estate policy presentation held today at a cafe in Nowon-gu, Seoul, “Redevelopment and reconstruction are important means of supplying housing in the city center, and at the same time, it is an essential policy to prevent urban slums and improve the quality of housing for residents.”

Candidate Lee said, “We will introduce a redevelopment/reconstruction expedited consultation system and create a ‘4-type residential area’ that can raise the floor area ratio up to 500%. We will make adjustments and support the cost of installing infrastructure,” he said.

“We will properly return the business plan that generates excessive development profits to the public and return it to the local community,” he said. “The best way is to supply public housing such as youth housing.”

Candidate Lee also mentioned the improvement of the reconstruction safety diagnosis standard and said, “I will carry out system reform such as lowering the ‘structural safety ratio’ so that the reconstruction safety diagnosis review can be conducted from the viewpoint of improving the quality of housing for residents.”

Candidate Lee also mentioned incentives such as higher species and measures to revitalize public redevelopment such as donations for rental housing.

Candidate Lee emphasized, “Previous democratic governments have had the aspect of suppressing redevelopment and reconstruction excessively.” .

Candidate Lee added, “Excessive restraint will inevitably lead to a shortage of housing supply, so we will utilize our original function to expand the housing supply in the city center and actively support the improvement of the nation’s housing.”
