According to the Seoul Real Estate Information Plaza, the number of apartment rental transactions with monthly rentals in Seoul this year was 56,169 as of yesterday, the highest ever.

As of January to November, the total monthly rental transactions were 25,000 units in 2011-2012, 30,000 units in 2013-2014, and 40,000 units in 2015-2019, and exceeded 50,000 for the first time last year. .

This year, however, the rate of increase is much faster, having already surpassed 50,000 in the past month.

The share of monthly rent in rental transactions also recorded 36.4% this year, a record high.

In particular, in the case of Geumcheon-gu, which has the lowest average apartment price in Seoul, the monthly apartment rental transaction volume surged to 2,018, four times higher than last year.

Geumcheon is the only place in Seoul where the ratio of monthly rent is higher than that of Jeonse.

The reason why the monthly rental transaction has soared is because the new lease law, which includes the right to request contract renewal and the maximum limit for monthly rent, was enforced at the end of July last year. It will be solved.

Meanwhile, as the demand for monthly rent increases, the monthly rental price is also rising.

According to the statistics of the Korea Real Estate Agency, the average monthly rent for an apartment in Seoul recorded 1.234,000 won last month, up 10.2% from 1.12 million won in October last year.

Nationwide, the average monthly rent for an apartment was 802,000 won last month, exceeding 800,000 won, an increase of 12.5% ​​compared to a year ago.
