The government has decided to sell 460,000 houses next year. The amount is the sum of 390,000 public and private housing units that have been approved or planned for business and 70,000 units that have been pre-ordered. The number of 390,000 households is about 100,000 more than the average for the past 10 years. This is a 30% increase from the 388,000 households (planned) sold this year. This can be said to be a volume bomb for sale.

About 196,000 households are expected to be sold in the metropolitan area alone, including 47,000 households in Seoul, 116,000 households in Gyeonggi, and 33,000 households in Incheon. This is an increase of 50% compared to this year. However, it is questionable whether it will be able to sell the target volume as there are many variables in the sale plans of private companies. The actual sales volume may decrease depending on the results of next year’s presidential and local elections. Depending on the housing market situation, if sales are delayed or more companies are giving up their business, the plan may be in vain.

The number of pre-orders (70,000 households) is 32,000 households, which is the addition of 2,000 households to the already-planned 30,000 households for the public, and 38,000 households for the private pre-order. Among the public pre-orders, 12,000 households come from the third new city alone. It is supplied from Goyang Changneung, Bucheon Jangjang, and Hanam Gyosan New Town. Among the houses supplied by the private sector from public housing sites, the number of pre-orders for the private sector comes out sequentially in Bokjeong, Seongnam and Woram districts in Uiwang. In particular, in Seoul, about 4,000 households will be supplied through advance subscription for the first time in a district under the urban public housing complex project. In Jeungsan District 4, Banghak Station, Yeonsinnae Station, and Singil District 2, pre-orders will take effect from the end of next year.

The Ministry of Land, Infrastructure and Transport has also prepared long-term housing supply measures. The designation of the district will be finalized so that 430,000 households can be built next year. Designation of public housing districts (274,000 households), density increase (10,000 households), speed up of urban complex projects (50,000 households), public maintenance in Seoul, etc. (32,000 households), small-scale maintenance project (26,000 households) , new purchase contract business (44,000 households), etc. Of the 430,000 households completing the designation of the new district, 200,000 households are in the metropolitan area.

The city plans to complete the designation of all districts next year by increasing the speed of residents’ consent for the city’s housing supply candidate sites for 160,000 households found through the ‘2/4 housing supply measures’. For the urban complex project, 50,000 households (28,000 households in Seoul) will be discovered by the end of next year through a private public offering, and 27,000 households will be secured in the first half of the year through a joint public offering by local governments for the amount of public maintenance projects. It was decided to discover more than 100,000 additional urban candidate maps with high direct proximity.
