DH Zai Gaepo is a large complex with an exclusive area of ​​81 to 226 square meters and the number of households in 1996, and is considered one of the best apartments in Seoul. It started selling in 2018 and started moving in at the end of July last year.

According to the real transaction price system of the Ministry of Land, Infrastructure and Transport on the 18th of this month, the 13th floor with an exclusive area of ​​84.64㎡ was traded for 2.4 billion won on the 22nd of last month. Just a month ago, the transaction price of 84.73 to 84.94 square meters, which is a similar acreage, was 2.9 billion to 3.1 billion won, which is a drop of 700 million won based on the highest price.

The industry analyzed that the price of a house in Seoul fell by 700 million won in the current real estate market.

Although he won the sale due to a high subscription price, he could not pay the pre-sale price of 1.4 billion won based on the house sold this time, so he asked the future buyer to pay it and sold it for the promised amount of 2.4 billion won.

In this case, the winner of the sale made a profit of 1 billion won, but if he sold it at the current market price of 3.1 billion won, he could get 1.7 billion won.

There was also a possibility that the transaction was an exception to the restrictions on resale, but this transaction is a general housing transaction, not a sale right or move-in right.

According to the industry, officials from the Gangnam District Office also reported that they did not know the exact reason why the sale was lowered by 700 million won. However, if the previous transaction price is significantly different from the market price, it will be treated as an ‘abnormal transaction’, and the Korea Real Estate Agency’s actual transaction price investigation team may begin a detailed investigation.
