Due to the high interest rate environment, the recent sales trend seems to be focusing on the sales price rather than the location.

According to the Korea Real Estate Agency on the 21st, ‘Gangdong Heritage Zai’, which received the first subscription in the area on the 20th, recorded an average competition rate of 53.99 to 1 with 5723 applications for 106 homes. This time, the unique area of ​​59㎡B, supplied to the public, managed to finish first.

In the request for special supply held the previous day, 5340 cases were received for the recruitment of 113 households, showing a competition rate of 47.26 to 1.

This complex will be created with a total of 1299 households in 8 buildings, 3 floors underground and 33 floors above ground by rebuilding the 1st and 2nd Shindonga apartments in Gil-dong, Gangdong-gu, Seoul.

Although it is inferior to Olympic Park Foreon, which belongs to the same Gangdong-gu, industry analysis says that the low pre-sale price works as a success factor.

The pre-sale price of Gangdong Heritage Xi is set at 29.45 million won per 3.3㎡, and the highest price is set at 775 million won for 59㎡. The sale price of Olympic Park Foreon in the same area won 1,062.5 million, which is about 300 million higher.

At the same time, Mapo-gu’s ‘Mapo The Clash’, supplied by Gangbuk, finished in first place with a double-digit competition rate despite the high debate over pre-sale prices. A total of 1028 subscriptions were made to recruit 53 households, and the ratio was 19.40 to 1. In the unique 59㎡ types A and B, 141 to 1 and 154 to 1 came out, respectively.

This complex has 17 buildings, 5 floors underground and 25 floors above ground, and has a total of 1,419 households. It was pointed out that the pre-sale price per 3.3㎡ of 40.13 million won was higher than the price of Foreon (38.29 million won) in Olympic Park in Gangnam district.

However, the reason for the high competition rate is the low pre-sale price compared to the market price of nearby apartments. The highest pre-sale price by unique area for Mapo The Clash is △59㎡ 1.05 billion won △ 84㎡ 1.431 billion won.

In the case of the new apartment “Mapo Prestige Xi” (completed in 2021) next door, 59㎡ for exclusive use was traded for 1.595 billion won in July this year, and 84㎡ for exclusive use was won in September for 1.85 billion. The lowest asking price is 1.4 billion won and 1.75 billion won, respectively.

In addition, the supply scale is only 59 households, so the competition rate is relatively high. An official in the sales industry said, “It is true that the number of supplies is small, so the competition rate is higher compared to the number of subscribers.”

With the promotion of the two complexes, the atmosphere spreads warmth again in the Seoul sales market. Early this month, as a result of the low subscription of Foreon Olympic Park and ‘Jiang Wei Xi Radiant’, the possibility of a cold wave in sales emerged.

Olympic Park Foreon, which was highly anticipated as the biggest reconstruction project in Seoul, showed an average competition rate of 5.45 to 1. As a result of the supply of 3695 households and the second priority subscription, a total of 20,153 people subscribed . At the same time, Jangwizai Radiant, sold in Seongbuk-gu, scored 4.68 to 1, lower than expected.

Although both complexes were excellent in terms of location, expectations for market arbitrage were low as transactions with prices lower than or similar to the pre-sale prices took place in the vicinity.

Kim Woong-sik, a researcher at Real Today Research, said, “As the interest rate on mortgage loans increases, the higher the pre-sale price, the greater the financial cost to bear.”
