Airbnb Urges Barcelona to Rethink Short-Term Rental Policies Amid Housing Crisis

Housing Shortfall
In the last ten years, Spain has built the fewest homes since 1970. Demand for new homes has surged, with new households being formed at three times the rate of new homes built, according to 2023 data from the Ministry of Housing.
Rising Rents and House Prices
Despite a decline in Airbnb listings over the past decade, rents and house prices in Barcelona have skyrocketed. Since the clampdown began, rents have increased by 70%, and the average home price has risen by 60%.
Vacant Homes
In Barcelona, vacant homes outnumber short-term rentals by eight to one. Policies addressing vacant properties are more likely to increase affordable housing than continuing restrictions on Airbnb.
Tourism Trends
Official figures reveal that 75% of tourists stayed in hotels and hostels in 2023. In Barcelona’s Old Town, hotel beds outnumber short-term rentals by six to one. A significant portion of hotel beds is concentrated in this area, highlighting the impact of mass tourism.
Growing Hotel Development
While concerns about overtourism grow, the city is expanding its hotel supply. Local governments, including Barcelona, have approved plans for over 800 new hotels, adding 75,000 hotel rooms. The Mayor noted potential for 5,000 new hotel rooms in Barcelona, suggesting that the end of short-term rentals could support this growth.
High Hotel Prices
With limited competition, hotel prices in Barcelona have surged. Official data indicates that the average price of a hotel room has increased by over 60% in the last decade.
According to Theo Yedinsky, VP of Public Policy at Airbnb, Barcelona’s ongoing restrictions on short-term rentals are not delivering the promised benefits. He argues that only the hotel industry has gained from these policies, with rapid expansions and rising prices. Airbnb aims to collaborate with city leaders to create new rules that benefit local hosts and promote sustainable tourism.
Airbnb has helped enforce existing regulations by removing over 7,000 listings since 2018, but these actions have not achieved the intended outcomes. The company remains committed to promoting responsible tourism that strengthens communities.
