Ambitious Real Estate Vision: Sugianto Kusuma’s $16 Billion Pantai Indah Kapuk Dua Project in Jakarta
Sugianto Kusuma, owner of PT Pantai Indah Kapuk Dua, is planning a major real estate project in North Jakarta. He envisions a port, a theme park, and possibly a Formula 1 race in this development. His company is in talks with partners from China and Singapore for the port but has not disclosed details. To support its expansion, it may need over 5 trillion rupiah (about $314 million) next year.
Kusuma, also known as Aguan, aims to develop Pantai Indah Kapuk Dua (PIK 2), valued at $16 billion. It is a short drive from the international airport. He believes this project will require significant investment but stresses it is a long-term plan. “It’s not a short-term project,” he said, indicating that future generations will continue the work.
Kusuma’s plans come at a time when many property developers in Asia struggle to sell large developments. However, PIK 2’s apartments and houses have seen strong sales, tripling last year, and the company’s stock has soared nearly 70,000% since 2021.
Kusuma is partnering with Anthoni Salim, another prominent Indonesian businessman, to work on this project. Together, they belong to an elite group of wealthy tycoons known locally as the ‘Nine Dragons.’

Currently, many travelers opt for places like Bali because Jakarta lacks certain amenities. I believe it’s essential to create an habitat that offers not just housing, but leisure and cultural experiences.
Interviewer: You’ve outlined ambitious plans that include a port,a theme park,and perhaps a Formula 1 race. What do you see as the core benefits of these developments?
Sugianto Kusuma: The port will enhance trade and tourism, making Jakarta more accessible by sea. with the theme park and the race track,we aim to boost local tourism considerably. These attractions will draw visitors who are looking for excitement and unique experiences. Events similar to Formula 1 will put jakarta on the international stage and can bring substantial economic benefits.
Interviewer: You mentioned needing over 5 trillion rupiah to support this expansion. How do you plan to secure this investment?
Sugianto Kusuma: While financing large projects is challenging, we have ongoing discussions with potential partners from China and Singapore who are interested in collaborating with us. it’s a strategic plan, and we are confident in the project’s value proposition. The demand we’ve seen for our residential units indicates strong market support.
Interviewer: Given the current struggles of many property developers in Asia, what do you attribute the success of PIK 2’s sales to?
Sugianto Kusuma: Our sales have tripled compared to last year, which reflects the demand for quality living spaces and integrated communities. We’ve focused on creating gated neighborhoods with extensive amenities, responding to the preferences of modern homebuyers. The stock performance also suggests that investors are optimistic about our vision and execution.
