Blue Owl Capital Inc. has finalized its Blue Owl Digital Infrastructure Fund III (ODI III), amassing $7 billion in capital commitments. This figure surpasses the initial $4 billion target and hits the fund’s hard cap, marking a significant milestone for the firm’s digital infrastructure strategy.
The ODI III fund is strategically designed to develop, acquire, and manage data centers and related connectivity assets. Its primary focus involves large-scale,build-to-suit projects aimed at supporting the expansion of digital infrastructure.This expansion addresses the escalating demands of leading technology companies and hyperscalers in the rapidly evolving digital landscape.
marc Zahr, co-president and global head of real assets at Blue owl, highlighted the vast potential within the digital infrastructure market. “we continue to see a generational market prospect in data centers and digital infrastructure more broadly,” Zahr said. “Massive capital commitments are required to fund the underlying infrastructure needed to support the world’s leading technology companies.”
Matt A’Hearn, head of blue Owl Digital Infrastructure, emphasized the importance of scale in the industry. “Size is critical in partnering with hyperscalers, and we are incredibly excited to close one of the largest data center-focused funds in the industry,” A’Hearn said.
The fund attracted a diverse array of institutional investors, including public and private pensions, insurance firms, sovereign wealth funds, asset managers, endowments, foundations, and family offices. These commitments spanned across the U.S., Europe, the Asia-Pacific region, and the middle east, showcasing broad global interest in digital infrastructure investments.
Blue Owl’s digital infrastructure strategy operates within its Real Assets platform, which manages global real estate and digital infrastructure investments. As of April 30, 2025, the firm has raised $34 billion in capital, investing in over 90 facilities across more than 25 global markets.
