Bluerock Value Exchange (BVEX) announced it has fully subscribed to its BR Diversified Industrial Portfolio ⁤IV, DST (DIP IV), raising $31.6 million from investors. This unlevered offering comprises three industrial properties ⁣in south Carolina and Tennessee, providing about 200,000 square feet of warehouse and distribution space.The properties are fully leased to four mixed-use industrial tenants, enhancing the company’s industrial real estate footprint.

The BR Diversified Industrial Portfolio IV offers investors versatility, including options for 721 exchange (UPREIT) conversion ⁢or a traditional 1031 rollover upon a future liquidity event. This structure aims to ⁢provide attractive exit strategies for investors in the industrial sector.

In ⁣March, the Manhattan-based BVEX, a division of option ⁢asset manager Bluerock, announced⁣ a targeted capital raise of about $36.7 million for its BR Diversified Industrial Portfolio V, ‍DST. In December ‍2024, BVEX announced its fully subscribed BR Diversified Industrial Portfolio III, DST (DIP III) program, announced in February, with $41.2 million in equity from third-party investors.

Bluerock has reported managing more than $2.7 billion in past and current 1031 exchange programs, solidifying its position in the industrial real estate market.
