Aix-en-Provence Seeks Operator for Val de l’Arc Sports Complex Restaurant
AIX-EN-PROVENCE, France – The city of Aix-en-provence is soliciting applications from catering professionals to manage adn operate the restaurant located within the Val de l’Arc sports complex. The consultation aims to find a suitable partner to oversee the establishment at Chemin des Cinqueries, 13100 Aix-en-Provence.
Location and Description
the restaurant is situated on the first floor of the Val de l’Arc gymnasium, accessible via Avenue des Canvries and conveniently located near the A8 motorway (exit 31, Val Saint André). The premises, totaling approximately 260 square meters, include a large hall, kitchen space, cold room, office, and restrooms, according to the city. An uncovered outdoor area of 220 square meters is also available.
Agreement Terms
The city will grant access to the premises under a public, temporary, and revocable occupancy agreement, which does not establish real rights for business exploitation. The occupant cannot claim commercial property rights or any regulations that might grant tenancy rights. Though,the business might potentially be transferable with the express consent of Aix-en-Provence.
Duration and financial Conditions
The agreement is for a term of nine years, commencing upon the date the premises are made available. financial terms include:
- A minimum guaranteed monthly fee of €2,500.00 (excluding VAT), payable quarterly in advance, along with a variable portion based on business turnover.
- A six-month rent-free period from the start of the agreement.
- A rent guarantee deposit equivalent to three months’ rent.
- The lessee is responsible for taxes and fees, including property and household waste taxes.
The fee will be payable to the Aix Municipal treasurer following the issuance of revenue titles by the Commune. The fee amount will be revised annually based on the commercial rent index published quarterly by INSEE.
Operating Conditions
the selected operator must adhere to all applicable laws and regulations, including those pertaining to beverage sales, catering, hygiene, and safety.The operator must maintain all necessary administrative authorizations and licenses and provide proof upon request, ensuring the City of Aix-en-Provence is not held liable in any way.

Applications must be submitted in French, and the monetary unit used is the euro.
Selection Criteria
The selection of the operator will be based on the following criteria:
- The composition and qualifications of the dedicated team, including experience in catering, CVs, and motivations.
- The proposed association and operation of the restaurant,including opening days and hours.
- The relevance of proposed investments and the duration of planned renovations (interior and exterior).
The agreement is specifically for catering professionals. All elements of the offer are subject to negotiation.
