ARVADA, Colo.⁢ (2025-04-28) – Candelas innovation ‌Park,⁢ a recently developed industrial site in Arvada, ‌has secured ⁤it’s first tenant: an aerospace company that has ‌leased more than 61,000 square feet in Building 1.

Demand for Modern Industrial Space

Jeremy Kroner, senior‍ vice president at CBRE, stated that the lease underscores⁤ the‌ ongoing demand for modern industrial ⁤spaces ‍in‌ the western and⁣ northwestern submarkets of Denver. Kroner, ​along with Vice President Jim Bolt, represented both the tenant and Denver-based developer and real estate investor, Occ Industrial, in the transaction.

Park Development Details

Occ‌ Industrial acquired the‍ 31.64-acre⁤ land ⁤plot in ‍the Commercial Cimarron ⁢area in 2023 for ‌just ‍over $4 million, ⁢according to Jefferson County records.‌ The Candelas Innovation Park,situated at‌ the‌ southeast corner ⁢of Colorado 93 and Colorado 72,is planned to include ⁤four industrial buildings totaling approximately 350,000 square ‌feet.

Phase one of the⁤ development, ⁢consisting of ‍Buildings 1 and ⁤2, was completed this⁣ year. Building ⁣1 encompasses about 82,947 square feet, while⁤ Building 2 offers roughly 100,238 square ⁤feet of ⁣space. Building 2 can be subdivided into units as small as 19,583 square feet, offering ‌flexible leasing options.

Both buildings feature 28-foot clear ⁤heights, a combined 44 dock doors, ​16 entrance‍ stalls, and 353 parking spaces. The⁤ park also includes EV⁤ charging stations, native landscaping, and⁤ is ⁣pursuing LEED certification.
