Cohen & Steers, Inc.,and IDR Investment Management,LLC,have joined forces to introduce a new real estate investment strategy. This approach dynamically allocates investments between listed real estate securities and core private real estate within a single portfolio.
The strategy is designed to mirror the NCREIF Fund Index — Open End Diversified Core Equity.it allows for flexible adjustments, overweighting or underweighting listed or private real estate based on current market conditions.
Jon Cheigh,president and CIO of Cohen & Steers,said that real estate investing sees listed performance lead private performance,creating pricing differences. He added that blending listed and private real estate in a single strategy can definitely help investors capitalize on valuation mismatches, potentially delivering higher total returns and better liquidity.
