The transaction spans a G+7-storey residential tower with a RERA carpet area of 63,000 square feet, making it the largest single residential property transaction in India according to company disclosures. Based on the stated carpet area, the deal value works out to more than Rs 1.1 lakh per square foot. Embassy Developments shares touched an intraday high of Rs 63.80 before trading down 0.44% to Rs 58.63 by 12:21 PM IST on September 22, according to Kotak Neo.
Project Scope and Market Context in Mumbai
The tower is part of the Embassy Terrazza project located on Juhu Tara Road. According to company statements cited by Business Today, the ultra-luxury, low-density development spans more than two acres and comprises approximately 50 residences across five towers, with an estimated gross development value exceeding Rs 3,000 crore.
Embassy Developments Limited entered the Mumbai real estate market in February. The firm’s regional footprint includes Embassy Citadel in Worli, Embassy Serenity in Alibaug, Embassy Park in Panvel, and Embassy One in Thane, according to Kotak Neo.

The high-profile property deal arrives on the heels of a strong quarter for the residential business. Embassy Developments reported pre-sales of Rs 868 crore for the quarter, marking a 338% increase year-on-year, while collections rose 54% to Rs 496 crore, according to Kotak Neo.
Despite growth in pre-sales, the company posted a consolidated net loss of Rs 234.40 crore for the quarter, compared to a net loss of Rs 165.64 crore recorded during the same period a year earlier, as reported by Kotak Neo. Additionally, the company received board approval on September 19 to raise up to Rs 160 crore via non-convertible debentures on a private placement basis. Market watchers are evaluating whether the Juhu transaction will translate into broader financial strengthening for the developer’s ongoing project pipeline.
