A coastal estate in South Devon, known as Redlap House, has been listed for $13.2 million. The property, located near Dartmouth in an area often called the British Riviera, offers a rare level of coastal control and privacy, including its own private sandy beach.

The estate spans more than 31 acres, featuring a landscape that transitions from formal gardens and thick woodlands down to a secluded cove at the base of a rocky cliff. Because no public footpaths cross the land, the beach is accessible only via the estate or by boat.

Cinematic Connections and Local Geography

The rugged coastal drama of the South Devon shoreline has recently served as a backdrop for major film productions. Blackpool Sands, the cove immediately adjacent to Redlap House, was used as a filming location for the 2025 film The Roses, starring Benedict Cumberbatch and Olivia Colman.

In the production, the steep green cliffs and clear waters of South Devon were used to convincingly stand in for Northern California.

Property History and Features

Redlap House possesses a history tied to the regional governance and maritime lore of the area. Parts of the main residence date back to the late 18th century, and it is believed the home was originally constructed for the governor of Dartmouth.

The property has also long been linked to smuggling activities, adding a layer of historical intrigue to the estate.

The current listing includes several high-end amenities beyond the main Georgian-era home:

  • A separate guest complex.
  • An indoor pool.
  • Over 31 acres of land including woodlands and formal gardens.
  • A private sandy beach and rocky cliffside.

The estate is being marketed via the Blue Book Agency.
