Frankfurt’s Zeil, a prominent shopping street, is experiencing a period of revitalization. Following the insolvency of the Signa Group, activity is stirring on the former Karstadt properties, with the previous department store site sold to a new investor and slated for redevelopment by Midstad into a multi-use complex.

The insolvency of the Signa-Gruppe at the end of 2023 continues to have repercussions and is changing the approach to large-format retail properties in German city centers. In Frankfurt am Main, this impacts the future of former department stores, particularly the former Karstadt on the eastern side of the shopping street. The building has been acquired by a new investor and will now be further developed by Midstad.
As consumer behavior continues to shift and online retail gains importance, monofunctional retail spaces are increasingly under pressure. Simultaneously, there is a growing demand for city centers to be more than just places for shopping, but also spaces for living, working, and interaction. The Zeil plays a central role in this process, as it is both an economic backbone and an urban space with high symbolic value. Accordingly, how the vacant spaces are handled is being closely observed.
Midstad Takes Over Karstadt Properties on Schäfergasse
Midstad is now taking over the project development, as well as the subsequent leasing and marketing, for the property at Schäfergasse 11 to 15, which is part of the former Karstadt complex. The building comprises space from the first basement level to the fifth floor and has previously been used exclusively for retail. The change in ownership creates new opportunities for a content-based realignment.
Midstad plans to develop the property in the future as part of a multi-use concept. The goal is a mix of uses that better responds to today’s requirements for central city center locations. According to the company, the development should remain economically viable while contributing to the revitalization of the eastern Zeil. Exchange with the city and the immediate surroundings also plays an important role in this process.
Eastern Zeil in Transition: Peek & Cloppenburg Redevelopment Also Becoming a Multi-Use Object
The redevelopment of the Karstadt properties is not happening in isolation, but is part of a broader transformation along the Zeil. Other large-format properties are also being rethought. This includes the Peek & Cloppenburg building on the Zeil. Here, too, a multi-use property is planned, with retail, gastronomy, cultural and leisure facilities envisioned alongside retail.
These parallel projects demonstrate that the eastern section of the Zeil is gradually moving away from being a purely shopping street. Instead, a more diverse urban space is coming into focus, one that functions outside of traditional store opening hours. Whether the former Karstadt building on Schäfergasse will become a new attraction point depends on the specific implementation. However, the Zeil is entering a phase of sustainable transformation.
