Haruna Towers: Kampala’s New Skyscraper & Uganda’s Rising Skyline

Kampala, Uganda – A new architectural landmark is poised to redefine Kampala’s skyline and signal Uganda’s growing economic ambitions. Haruna Towers Nakasero, a proposed 16-floor development in the city’s central Nakasero district, is projected to reach approximately 120 metres, potentially becoming one of the tallest privately-funded structures in the nation.

The project, spearheaded by property developer Haruna Sentongo and his company Haruna Enterprises, represents a significant shift in Kampala’s urban development. For decades, the city’s cityscape has been dominated by mid-rise buildings and commercial arcades. Haruna Towers Nakasero aims to move beyond this established pattern, offering a modern, high-rise structure that reflects Uganda’s evolving economic landscape.

The design prioritizes both functionality and aesthetic impact. Floor slabs will measure between six and seven metres, with beams reaching up to two metres in height, allowing for flexible layouts and the potential for mezzanine floors. These features are intended to accommodate a range of commercial activities, from retail spaces to modern office environments. The tower’s structural design will also need to account for Kampala’s specific environmental conditions, including wind patterns and soil composition.

This development arrives as Kampala seeks to align itself with the vertical growth seen in other major East African cities. Nairobi’s Britam Tower and the Global Trade Centre Office Tower, along with similar projects in Kigali, Dar es Salaam and Lagos, demonstrate a regional trend towards high-rise construction. While Haruna Towers Nakasero may not rival the scale of these regional giants, it establishes a domestic benchmark and could stimulate further investment in Kampala’s urban core.

The economic rationale behind the project is rooted in land scarcity within Nakasero, a prime commercial area. Maximizing floor space through vertical construction is seen as a logical response to these constraints. Uganda’s medium-term economic outlook, bolstered by anticipated oil development, infrastructure expansion, and a robust services sector, provides a favorable environment for such an investment.

The project’s estimated cost is substantial, requiring careful financial planning and investor confidence. While market risks, such as potential under-occupancy, exist, the tower’s symbolic height is expected to attract phased investment and potentially influence land values in the surrounding area. The development could act as a catalyst for the creation of a high-rise cluster, solidifying Kampala’s position as a regional commercial hub.

Haruna Sentongo’s Haruna Enterprises has a track record of reshaping Kampala’s commercial landscape, with previous projects including Haruna Towers Ntinda, Wandegeya Complex, and Nakayiza Market in Kisenyi. However, Haruna Towers Nakasero represents the company’s most ambitious undertaking to date, signaling a commitment to pushing the boundaries of architectural innovation in Uganda.

The tower’s significance extends beyond its physical dimensions.
