Buying a home on the Toronto Islands requires joining a regulated Purchasers’ List with applications closing on October 30, 2026, offering properties priced between $50,000 and $700,000 under the Toronto Islands Residential Community Stewardship Act, 1993, nowtoronto.com reported.

Regulated Pricing and Financial Terms on Algonquin and Ward’s Islands

Homes on Ward’s and Algonquin islands are subject to strict price controls established by Ontario’s Toronto Islands Residential Community Stewardship Act, 1993. Property values are determined through an inspection process based entirely on construction costs rather than size or market location, resulting in prices ranging from $50,000 to $700,000, with averages falling between $150,000 and $400,000, according to nowtoronto.com reporting.

In addition to the purchase price, buyers must pay a one-time lease fee of approximately $60,000 on Ward’s Island or roughly $78,000 on Algonquin Island. These lease amounts have risen from initial figures of $36,000 and $46,000 when the legislation was first enacted.

Property taxes on the islands remain significantly lower than municipal averages across Toronto. Residents pay an average of about $1,530 per year in property taxes, compared to annual property taxes of approximately $4,320 for tenants in Flemingdon Park.

Primary Residence Mandate and Strict Occupancy Rules

Island homeowners face strict residency requirements that prohibit using properties as vacation homes, part-time summer residences, or unrestricted rental investments. Owners must declare the property as their primary residence for tax purposes, and only limited rental arrangements are permitted under the framework administered by the Toronto Islands Residential Community Trust Corporation.

These rules ensure that the community functions as a permanent residential neighborhood rather than a recreational market.

Purchasers’ List Application Rules and Deadlines

Acquiring a home on the islands requires admission to the official Purchasers’ List maintained by the Toronto Islands Residential Community Trust Corporation. Applications to join this list close on October 30, 2026, requiring an online application and a non-refundable $20 fee paid by cheque or money order sent via mail.

Applicants must be at least 18 years old, or 16 if emancipated, and can submit only one application per person. New applicants are placed at the bottom of a 500-name list. To maintain active status, registrants must pay a $50 annual renewal fee by March 15 of each year or face removal from the roster.

Limited Market Turnover and Next Opportunities

When an island lease or home becomes available, the Trust Corporation extends offers to approximately 150 to 250 individuals positioned at the top of the Purchasers’ List, though transactions typically involve buyers within the first 100 names. Since the establishment of the list in 1994, only 70 homes and leases have been sold, with the Trust anticipating an average turnover of just one to two homes per year.
