LoanDepot reported an 18% increase in second quarter revenue and a 25% rise in unit volume compared to the first quarter, driven by the company’s expansion into home equity lending. According to a company press release issued August 4, the growth follows the launch of the 5X5 HomeLoan product.
Founder and CEO Anthony Hsieh identified home equity lending as a central driver of these gains during a Tuesday earnings call. Hsieh stated that the sector represents a significant expansion opportunity for the firm.
LoanDepot’s Home Equity Market Strategy
The company is targeting a U.S. homeowner equity market valued at approximately $35 trillion. Hsieh noted during the earnings call that this potential market size is more than double the total outstanding mortgage debt.
LoanDepot is positioning these products as a way for homeowners to access liquidity without replacing existing first mortgages. In a higher interest rate environment, Hsieh said these products allow qualified buyers to preserve attractive first mortgage rates, offering a more compelling value proposition than credit cards, unsecured personal loans, or certain small business refinancing products.
The company’s investor presentation released August 4 indicated that while high interest rates have reduced demand for traditional purchase and refinance mortgages, high levels of homeowner equity are driving demand for home equity products and cash-out refinances.
The 5X5 HomeLoan Product and Figure Partnership
LoanDepot entered the home equity space through the 5X5 HomeLoan product. In a press release from April, the company announced a partnership with blockchain technology firm Figure Technology Solutions to deliver the offering.
The company described the 5X5 HomeLoan as a fully digital product with the following specifications:
- Approval delivered in as little as five minutes.
- Most fundings completed within five to seven days.
- Loan amounts ranging from $25,000 to $750,000.
Long-term Outlook on Refinance Activity
Hsieh stated during the Tuesday earnings call that home equity will remain attractive for a large market segment when rates fall and traditional refinance activity returns.
Hsieh specifically highlighted customers who secured ultra-low interest rates during the pandemic era, suggesting they are unlikely to seek traditional refinances. He stated that home equity lending broadens the company’s addressable market and complements its existing purchase and refinance operations.
