Cork City Council is currently reviewing a significant 10-year planning request for a transformative mixed-use development at Mahon Point Shopping Centre. Submitted by DIE ireland ICAV, the proposal outlines a comprehensive expansion designed to integrate residential living, retail, and community amenities, aiming to redefine the Mahon Point experience for the next two decades.
Mahon Point 2.0: A vision for Community and Growth
The ambitious “Mahon Point 2.0” project, as initially announced, is described by centre director Justin Young as a “demand-led expansion that enhances mahon for everyone.” This forward-thinking development prioritizes sustainable transport, civic amenities, and residential living, aiming to foster a new era of growth for Cork that balances community values with economic progress.
Residential Expansion and Diverse Housing Options
At the heart of the proposed development is a substantial residential component, comprising 251 new homes. These units will be thoughtfully distributed across seven blocks, offering a variety of living arrangements to cater to diverse needs:
One-Bedroom Apartments: 92 units
Two-Bedroom apartments: 99 units
Three-Bedroom Apartments: 46 units
Four-Bedroom Apartments: 14 units
This extensive residential offering is designed to create a vibrant, integrated community within the Mahon Point area.
Enhancing Community Amenities and Public Spaces
Beyond residential units, the development plans include a wealth of amenities designed to serve both residents and the wider community. Key features include:
Childcare Facility: A dedicated creche with 64 child spaces.
Retail and Dining: One commercial unit, alongside two restaurant/cafe units, adding to the existing retail landscape.
Community Spaces: Provisions for public and private open spaces, complete with recreational amenities and play areas.
Management Suite: A dedicated space for the management of the new development.
Strategic Block Development and Retail Focus
The development is meticulously planned across several blocks, each with specific functions and varying heights to optimize the urban fabric:
Blocks A & B: These blocks will range in height from five to six storeys.
Blocks C & D: Designed with heights between four to six storeys.
Block E: This block will feature five storeys and house 6,434 sq m of office floor space.
Block G: This area is dedicated to expanding retail and leisure offerings, including a new food store (2,040 sq m), a retail warehouse unit (3,420 sq m), restaurant/cafe floor space (456 sq m), and a leisure centre/gym (537 sq m).
* Block H: An extension to the existing shopping centre, adding 10,974 sq m, which will incorporate 259 sq m of restaurant/cafe floor space and 178 sq m of retail services.
Integrated Parking and Sustainable Transport
Addressing the practicalities of urban development, the plans include a multi-storey car park and enhanced transport links.A basement car park serving blocks A through E will provide 124 spaces. Additionally,the development will introduce 125 new parking spaces across the site,accounting for any existing spaces lost to accommodate the new structures.
A significant focus is placed on sustainable transport, with provisions for enhanced pedestrian and cycle access to surrounding areas. The multi-storey car park, accessed from a ramp north of Block G, will feature a designated mobility hub.This hub will include cycle parking, storage, and a cycle servicing station, promoting greener commuting options.
Decision Timeline
Cork City Council is expected to make a decision on this significant planning application, currently at the pre-validation stage, by September 2. The proposed development represents a substantial investment in the Mahon Point area,promising to create a dynamic,mixed-use hub for Cork’s future.
