Marina City Center S.A.C. Is developing a large-scale mixed-use urban complex in the San Miguel district of Lima, Peru, located at Calle Banchero Rossi 270. The project is being constructed on the site of the former Marina Park, a commercial and entertainment hub that served as a regional reference during the 1990s and early 2000s before its closure and abandonment.
The development is designed as a comprehensive urban center comprising four towers that integrate residential units, professional offices, and a variety of commercial services. According to the project’s architectural vision provided by Luis Malca, the complex aims to be the most innovative and complete mixed-use development in the country.
Financial Incentives and Investment
The Peruvian Ministry of Foreign Trade and Tourism (MINCETUR) has granted Marina City Center S.A.C. A special fiscal benefit to support the development of the project’s hotel component. Through Ministerial Resolution N° 006-2026-MINCETUR, published on January 15, 2026, the ministry approved the qualification for the Special Regime for the Anticipated Recovery of the General Sales Tax (IGV).
This fiscal measure supports a committed investment of 9,332,858 U.S. Dollars, excluding IGV. The execution period for this specific investment is scheduled between March 4, 2025, and April 30, 2027.
Project Composition and Amenities
The complex is structured to provide a variety of residential and professional spaces. The residential offering includes contemporary apartments ranging from one-bedroom units to larger three-bedroom residences featuring natural lighting.
Beyond housing, the development incorporates several commercial and professional infrastructure elements:
- Professional offices and coworking spaces designed for modern urban work environments.
- A hotel component supported by the aforementioned MINCETUR investment.
- A commercial zone featuring exclusive stores, banks, supermarkets, and restaurants.
- Health and wellness facilities, including a gym.
Construction Timeline and Delivery
The project is advancing through staged construction phases. Reports from November 2, 2025, indicated that Tower 1 was scheduled for delivery in December 2025.
The broader timeline for the hotel and associated works extends through April 2027. Following the completion of construction, the complex is expected to enter a phase of testing and trials that will continue until the end of April 2027, based on the developer’s tentative schedule.
The transformation of the former Marina Park site is intended to revitalize the urban landscape of San Miguel, replacing a vacant lot with a high-density residential and commercial hub to accelerate local economic and social development.
