Seoul - The gap between loan and deposit interest rates at major south korean banks has reached its highest level in over two years, driven by a combination of factors including household loan management and base rate adjustments.
According to financial sector data released March 30, the interest rate differential at five major banks—KB kookmin, Shinhan, Hana, woori, and NH agricultural Cooperatives—averaged 1.38 percentage points in February. Individual bank spreads ranged from 1.30 to 1.47 percentage points.
This marks the seventh consecutive month of expansion since August of last year, with the current gap more than double the 0.57 percentage point spread recorded at that time.
The interest rate difference, calculated by subtracting the deposit interest rate from the loan rate, reflects the profitability of a bank’s interest business.
A wider gap translates to greater interest income for the bank.
Hana Bank recorded the largest interest rate spread at 1.40 percentage points, the highest since July 2022. KB Kookmin Bank’s spread was the largest as February 2023,at 1.48 percentage points. NH Nonghyup Bank saw its largest spread since January of last year, at 1.50 percentage points. Shinhan and Woori Bank’s spreads remained lower than their January figures.
The widening interest rate gap is attributed to several factors. Loan rates were raised multiple times in the latter half of last year to curb household lending, while deposit rates continued to decline due to base rate cuts. Finding deposit accounts offering interest rates of 3% or higher has become increasingly challenging. The NH hometown Love Donation Fund
is reportedly the only deposit product among the five banks offering a 3% interest rate.
Moreover, the removal of land transaction permission areas and subsequent market dynamics have contributed to the expanding spread. Rising house prices following the release of these areas have prompted the government to tighten regulations on the real estate market.Banks, under pressure to strengthen household loan management, face challenges in lowering loan interest rates.Even without raising loan rates, a reduction in deposit rates due to further base rate cuts would naturally widen the interest rate difference.
While household loan growth has slowed this month, the long-term sustainability of banks’ tightened lending practices remains uncertain. As of March 27, the five banks’ household loans had increased by 1.52 trillion won from the end of the previous month. While significantly lower than the 3.9 trillion won increase in February, this figure does not yet reflect the full impact of the Taohu area release last month. Housing transactions typically have a one- to two-month lag before impacting loan execution, suggesting potential effects in April and May.
Even if the bank wants to lower the loan interest rate, it is indeed forced to follow the authorities’ household loan management policy, and it is also concerned that the bank has lowered the loan rate.An official from the financial sector
