A unique “billionaire bunker” has emerged in the Miami real estate market. Related Group and Douglas Elliman are collaborating to sell a mega-penthouse at the Rivage Residences in Bal Harbour, Florida, for $150 million. This luxury real estate offering combines two penthouses into one expansive residence.
The Rivage mega-penthouse features over 20,000 square feet of indoor space and 10,000 square feet of outdoor areas, including eight bedrooms and 10 bathrooms. The three-level penthouse’s floor plan is customizable, as construction began six months ago.

Jon Paul Perez, president and CEO of Related Group, described the offering as a “once-in-a-lifetime” chance in a prime location. He added that the demand for large units makes this penthouse unique and irreplaceable.
“I think this is an opportunity that is sort of once-in-a-lifetime in a building that would be very hard to recreate again, and in a location that is known as the French Riviera of the States,” Perez said.
Jay Parker, CEO of Douglas Elliman, emphasized the penthouse’s iconic nature, walkability, privacy, security, and exclusivity. He believes the offering is the largest of its kind and creates a community of industry leaders.
“It’s the location, it’s the size, it is the uniqueness of the offer in its totality,” Parker said. “its walkability, its privacy, its security, its exclusivity really makes this iconic penthouse one of a kind.”
The listing follows increased attention on “billionaire bunkers” in areas like Indian Creek Village, home to figures such as Jeff Bezos and Tom Brady. Perez and Parker anticipate interest from international clients and America’s wealthiest individuals.
Perez estimates a 50-50 split between domestic and international buyers, noting a recent increase in domestic interest at this price point. The Rivage mega-penthouse was conceived to meet the demand fueled by the migration of wealth to Florida.
“We decided to go ahead and start playing around with the floor plans, seeing how we can combine them.And when we started going through that process, sort of the light bulb went off,” Perez said.”It’s a bespoke mansion in the sky.”
Parker noted that the evolution of the South Florida market and the influx of ultra-high-net-worth individuals have created unique residential opportunities. he sees the combination of two penthouses as a natural progression in line with market trends.
“The overall evolution of the South Florida market has lent itself to the creation of unique opportunities in the residential sphere,” Parker said. “The global migration into this market of ultra-high net-worth individuals is undeniable… So this evolution of the two penthouses into one is,I think,organic and in line with what we’ve seen in many of our projects throughout the South Florida market.”
While there has been some interest, real estate experts predict a deal will likely finalize by the end of 2025. Parker added that high demand and wealth migration mean buyers understand the importance of seizing such opportunities early.

perez believes that South Florida will remain a desirable place to live and conduct business, with a stable political habitat. Parker added that developers have the opportunity to create specific and bespoke amenities, shaping more than just traditional offerings in the luxury real estate market.
