Miami’s economy grew by 23% between 2020 and 2024, outpacing the national growth rate of 13% over the same period. Driven by a convergence of capital inflows, political shifts, and a business-friendly environment, the southern Florida metro area has attracted a wave of high-net-worth individuals and major corporate relocations.

Corporate Relocations and High-End Real Estate Surge

The metropolitan area’s rapid expansion is visible in both its commercial real estate and residential luxury markets. In 2025, 17 homes in Miami sold for $50m, accounting for nearly half of that tier nationwide. Central Miami’s economy has grown from roughly a quarter the size of Manhattan’s to half that scale. Commercial hubs like the 830 Brickell skyscraper command some of the highest office space prices per square metre in the United States. The building hosts prominent financial and corporate tenants, including hedge fund Citadel, an investment firm connected to Peter Thiel’s family office, and major law firms. At least 150 financial firms have migrated to the region, including the private-wealth business of Wells Fargo, Icahn Enterprises, and Elliott Management.

Tax Policy and Political Migration Fuel Growth

The economic acceleration is underpinned by tax structures and political dynamics. Florida levies a state income tax of zero, contrasting sharply with high-tax jurisdictions like New York City, where the wealthiest residents face a 14.8% rate. Internal Revenue Service data shows that individuals with combined annual earnings of around $40bn moved to the area in 2025 alone. Political influence has also concentrated in south Florida. Donald Trump spends considerable time at his Mar-a-Lago estate in Palm Beach, turning the surrounding area into a prominent hub for policymakers and diplomats. Meanwhile, Francis Suarez, Miami’s Republican mayor until 2025, actively courted international investors, drawing capital from the Persian Gulf and Latin America, where right-wing governments have loosened capital controls.

Sustainability Questions Face the South Florida Boom

Despite the rapid influx of wealth, corporations, and billionaires such as Jeff Bezos of Amazon and Blue Origin, Meta head Mark Zuckerberg, and Citadel chief Ken Griffin, analysts and observers question whether the momentum can be maintained over the long term. While the mix of financial power and political realignment has propelled Miami into a tier rivalling traditional economic capitals like New York, Chicago and San Francisco, the region must navigate the infrastructure and cost-of-living pressures that accompany rapid expansion.
