The site is currently Silver Site Certified by the State of Indiana. To encourage investment, the City of Montpelier has pre-approved the park for tax abatement on both equipment and real estate.
Site Specifications and Zoning
The industrial park is situated within the Blackford County Opportunity Zone, specifically in U.S. Census Tract 9751. Environmental due diligence has been performed on the property, with a Phase I assessment completed in March 2006 that required no further action.
The property is owned by the City of Montpelier. While the sale price is listed as negotiable, the city provides a structured environment for industrial growth with established zoning and infrastructure.
Infrastructure and Utilities
Electrical service is provided by Indiana Michigan Power. The park is served by the Montpelier – Roll 12kV circuit, with a station transformer (a 69/12 kV 12/20 M VA bank) capable of supporting an additional 12-15 MVA of load. The site is located approximately 4,000 feet from the station along the route of the Roll circuit.
Natural gas infrastructure is available via a four-inch steel distribution main located approximately 0.4 miles north of the site, operating at 200 pounds per square inch pressure. Vectren provides gas service and may extend facilities—including distribution mains, underground service pipes, and meters—without charge, provided the estimated non-gas revenue over five and a half years meets or exceeds the cost of providing those facilities.
Connectivity is supported by fiber optic lines installed by BG Networking. In terms of logistics, the site is adjacent to State Highway 18 and is located 14 miles east of I-69 and 37 miles south of the Fort Wayne International Airport. There is currently no rail access within the industrial park.
Existing Tenants and Surrounding Industry
The park currently hosts several businesses, including Naturally Recycled Protein and the environmental engineering firm CreekRun, which occupies the southernmost parcel. To the east of the park is a grain terminal operated by ADM (also referred to as Central States Enterprises).
Additional industrial activity is located on the north side of the park across State Highway 18, featuring companies such as Smith Consulting, Pioneer Packaging, and Emhart Gripco. The areas immediately to the west and south of the park consist of agricultural land.
