New Frontiers Aboriginal Residential Corporation Expansion
LGA Architectural Partners designed a new addition for the New Frontiers Aboriginal Residential Corporation (NFARC) in East Toronto. The project transformed an underused parking area into a three-storey building with 12 one-bedroom rental units. These units will be rented at affordable rates.
The design prioritizes both aesthetics and functionality. The addition resembles two brick houses, creating a welcoming environment. Maximizing natural light was essential. The upper-floor balconies and ground-level patios provide shade during summer while allowing sunlight in during winter.
North-side units are slightly larger, and they offer views of a landscaped parkette. Connecting walkways link the new building to the existing 31-unit structure, ensuring residents can easily access shared amenities and public spaces.
The addition incorporates energy-efficient features, achieving a 28% reduction in energy use and a 33% decrease in greenhouse gas emissions compared to the National Energy Code of Canada benchmarks. Innovations include an insulated envelope and efficient heating systems. The use of panelized construction sped up the building process, aligning with the goals of the Rapid Housing Initiative.
This project showcases how thoughtful design can create quality, affordable housing while addressing environmental concerns. It aims to provide residents with a pleasant and supportive home environment.
