Sold! Iowa Racing and Gaming Commission Considers Cedar Rapids Casino Amid Local Support and Opposition”>Cedar Rapids‘ Former Wynnsong Theatre Finds New Owner
CEDAR RAPIDS, Iowa — The curtain has finally closed on the old Wynnsong and AMC theater on Edgewood Road southwest. After sitting vacant since the start of the COVID-19 pandemic, the property was sold at auction this week for $750,000.
The winning bid came in significantly lower than the city assessor’s valuation for the space.
The theater, wich originally opened its doors as a Wynnsong 12 in February 1999, closed permanently in March 2020 when AMC shuttered all its locations due to the pandemic. While many AMC theaters eventually reopened, this location remained dark.
The identity of the buyer and their plans for the property remain a mystery.
Adding to the intrigue, a Texas Roadhouse is slated to open in the theater’s former parking lot, raising speculation about the future of the theater building itself. Will it be demolished to make way for additional parking or retail space? Or will a new life be breathed into the aging structure?
Only time will tell what the future holds for this once-bustling entertainment hub.
Lights Out, New Beginnings? Future Uncertain for Sold Wynnsong Theater
NewsDirectory3.com – Cedar Rapids’ iconic Wynnsong Theatre, darkened sence the pandemic began, has a new owner after a recent auction.
The property, once a bustling hub of entertainment, sold for $750,000,substantially lower than the city’s assessed value.
While the buyer’s identity and plans for the space remain under wraps, the sale sparks curiosity given the adjacent development: a new Texas Roadhouse slated for the theatre’s former parking lot. Will the theatre building share a similar fate, demolished to make way for more retail space or parking, or will it find new life under different hands?
Dave Smith, a local real estate expert and CEO of Smith & Associates Realty, shared his insights on the situation:
ND3: Mr. Smith, what are your thoughts on the Wynnsong property’s sale price and the potential for redevelopment?
DS: “The sale price reflects the current market conditions, the property’s age, and its intended use. While it’s prime real estate, repurposing a large, outdated building can be complex and costly. The new Texas Roadhouse next door certainly adds another layer to the puzzle. It wouldn’t be surprising to see the theatre demolished to make way for complementary development like more dining or retail options. However, a creative developer might see potential in repurposing the existing structure for a unique concept.”
ND3: The community has strong memories tied to the Wynnsong. What’s your perspective on the potential loss of a landmark?
DS: “It’s bittersweet. The Wynnsong was a part of Cedar Rapids’ social fabric for many years. While progress often means change, it’s vital to find ways to preserve the spirit of cherished places, perhaps by incorporating architectural elements or incorporating community spaces into any new development. The key will be balancing economic viability with sensitivity to the community’s nostalgia.”
ND3: What do you foresee for this location in the coming years?
DS: “This is a prime location with high visibility and access. Whatever develops there will undoubtedly have a significant impact on the Edgewood Road corridor. I anticipate seeing a vibrant mix of dining, retail, and perhaps even residential options in the years to come. The challenge will be to create a development that honors the past while embracing the future of Cedar Rapids.”
Only time will unveil the final act for the Wynnsong Theatre, but one thing is certain: its story is far from over.
