Alexander Sierra, Chief of Performance and product at the Finaraíz portal, reports a very positive first half of 2025. “Barranquilla has been having a very positive behavior this year,” Sierra stated.
“Total housing sales grew almost 38%, with non-VIS (non-social interest) housing rebounding by 66% and VIS (social interest) housing by 28%,” according to Sierra.
Shifting Investor Profiles: From Short-Term Rentals to Country Estates
The growth in Barranquilla’s housing market is attributed to infrastructure improvements and urban developments that are attracting the corporate sector. A key trend is the increasing popularity of short-term rental properties, especially in strategic locations. These properties offer investors income potential through short-term leases, often with simplified hotel-style management options.
While barranquilla residents still generally prefer houses, apartments currently dominate the market in terms of availability and affordability.
Interestingly, there’s a growing demand for land (lots) for building country homes in areas surrounding the city. This reflects a desire among buyers for a higher quality of life, spacious properties, and well-planned communities.
Mobile-First Housing Searches and International Investment
Housing searches are increasingly conducted on mobile devices, with 60% of all consultations originating from smartphones and tablets. Finaraíz analyzes a monthly traffic of 8 million visitors, revealing that international residents are a major driver of housing demand in Barranquilla.
These users actively utilize mobile devices to search for properties, especially those suitable for short-term rentals, solidifying foreign investment as a crucial component of the local real estate market. Over 700,000 monthly users from other countries are browsing properties in Barranquilla, as well as the Coffee Region and Cali, with intentions to return, invest, or purchase a vacation home.
Investors are also leveraging online housing fairs like Farcaclic,a digital event running until September 30th,which offers access to over 700 housing projects with discounts of up to 30 million pesos,including deed and notarial expenses.

According to a recent report by Camacol Atlántico, Barranquilla saw a 155% increase in new housing sales during the first quarter of 2025, while the national market experienced a 4.5% decline.

The “Mi Propia Techo” (My Own Roof) subsidy program has been instrumental in boosting the sector. Barranquilla is now a national leader in sales and a model for housing subsidies,being the first to require sustainability criteria for project registration. This commitment ensures access to decent housing alongside environmentally responsible construction practices.
As of May 5th, 2025, the program had received 3,548 applications, with 1,531 subsidies already approved.
