Irish house prices continued their upward trend in August 2023, increasing by 5.3% year-on-year, according to the Central statistics Office (CSO). The report, released today, details price movements across the country, highlighting regional variations and trends in both houses and apartments. The median price of a home purchased in august was €375,000.
A total of 4,174 home purchases were filed with Revenue Commissioners in August, representing a total value of €1.8 billion – a 4.6% increase compared to August 2022. These purchases comprised 3,201 existing homes and 973 new builds, the CSO reported.
Dublin Property Market
House prices in Dublin experienced a 5.2% increase, while apartment prices rose by 5.6% in August. Within Dublin, Dublin City saw the most notable growth at 7.2%, while Dún Laoghaire-rathdown recorded a more modest increase of 3.3%.
the most expensive median house price in Dublin was found in Dún Laoghaire-Rathdown, reaching €675,000. The Eircode area of A94 (Blackrock, Dublin) had the highest median price nationally at €797,500.
Regional Price Variations
Outside of Dublin, house prices increased by 9.1% and apartment prices by 9.6% in August. The Midlands region (Laois, Longford, Offaly, and Westmeath) exhibited the fastest pace of growth, with a 12% increase. Conversely, the South-East region (Carlow, Kilkenny, Waterford, and Wexford) saw the smallest increase, at 6.8%.

donegal recorded the lowest median house price at €190,000.The least expensive Eircode area was F45 (Castlerea, Roscommon), with a median price of €148,000.
