– We bought our first investment apartment on September 17, 2024 – it was old, abandoned and for a long time – more than half a year – a housing on the market that was not needed for anyone. Holes It was on the fifth floor, corner, and needed overhaul, so he had many flaws.

We had no previous experience in construction or repair, it was our first project. We installed the apartment for sale, and we took care of all the work that requires special competences – such as electrical installation, plumbing, finish, etc. – professionals of those fields. Our main task was to do wall demolition work because the apartment was in a brick house.

The first project left us a lot of good impressions, from process to emotion. The apartment was sold incredibly quickly – probably so far, and the earnings were fully satisfied. Such a successful start inspired us to continue our work, because not only did we see the financial benefits, but we were also happy to completely replace the old homes.

Renovation of apartments

– We are currently installing three apartments at a time. Initially we started with one, later two, and now we work with three. I think this number will grow over time as processes are becoming more clear.

– There is no correct answer here. But it can be said that 500-600 euros per square meter is really realistic. The repair work takes about 4 months if there are no major disturbances and then the sale begins. Some apartments are sold per week, others per month – there is no specific answer, and after the renovation it is more than twice in our case, 2.25 times in our case.

– We always only sell our renovated flats and love this part. You will probably sell the apartment with good photos, a clear description, but the most important aspect is the price. If it is too big, it will repel customers and will have to wait for the real market value to eventually fall. People are not stupid, so the price must always be realistic.

I understand that we all value our property best, but we should not rely on personalities. It is also important for the buyer that the cadastral case is neat, it receives a good purchase at the price paid and there are no problems hidden.

– We are inspired by several important aspects – emotional satisfaction, financial profitability and the process itself. This activity is not only profitable but also very meaningful. It is especially gratifying to see how the initially abandoned and even scary apartment seemed to turn into the most beautiful apartment in the house.

It is not only a home, but also an important purchase in people’s lives, for which we feel responsible. All of this really inspires us to continue this activity and create even more homes.

Renovation of apartments

– The idea of engaging other people in this activity was born naturally – it was not some kind of innovation, just based on the good practice of other colleagues and various platforms, followed the successful practical examples of colleagues and other platforms.

The idea of involving other people in this process was naturally born when more and more interested in us who wanted to learn more about our activities, meet, talk, and look at the opportunity to contribute. Of course, this step also needed some basis – experience, successful results and confidence.

We also strive to create mutual benefits. We have the strength, knowledge and experience at the same time supervising a number of projects, but it requires more investment. Borrowing from banks is a long, bureaucratic and not always effective way, which makes cooperation with investing people a natural alternative.

– There are many goals of this initiative. First of all, education. We have noticed that most of the followers on our social networks are about 70-80 percent. – There are women. We want to show that investing can be understood in an understandable and even interesting way – observing real projects, their progress, changes, results.

– We offer people to invest in our projects – renovation of apartments. And to get a fixed annual return for that.

The minimum investment amount is € 5,000. The amount invested also depends on the amount of interest: up to € 20,000, we apply 10 % annual return, and from EUR 20,000 – 12 %.

For example, having invested € 5,000 a year later, a person earns 500 euros interest and recovers the total amount invested – € 5,500.

People like to start with comfortable amounts, so they usually allocate between 5 and 20 thousand euros. When a few people asked for a smaller amount to invest, we made such an exception with the idea that they would later grow their investment portfolio with us. But in fact, administration takes a lot of time, so we have decided that € 5,000 is the optimal amount worth starting to invest with us.

– The minimum investment period is 12 months, but we are flexible and understanding: if unexpected things happen in life, it is always possible to negotiate conditions.

It is important that the money invested is not “working” in only one project – as we develop several apartments at the same time, the investment “works” all year round. In addition, the investor can choose how to get a return: interest monthly and the full amount invested after a year, or all together – both interest and the initial amount – after the investment period.

Since I shared the investment for the first time in July, this month, in August, investors will get the first interest.

– Each investment always has a certain risk – one higher, the other lower, but the risk always exists. If the investor allocates € 500,000 or more, we can offer an additional security measure – the pledge of the apartment as collateral. This gives the investor an even greater guarantee that the investment will be protected.

We guarantee the assets of the company, which means that if any unexpected situation happens, it is always possible to sell the apartment and cash out the money there.

– After publishing this idea on our instagram account, we received a lot of interest. He is still very big: people are actively interested, writing, asking. Among them are many Lithuanians living abroad, as well as women who are looking for ways to make a meaningful employment of their money and touch this activity.

Mostly people are interested in investment conditions: what risks are, what fuses, how things work. This is perfectly understandable – after all, the minimum investment is € 5,000. This is not a small amount, so it is natural that the solution takes time. I always say – choose the amount that corresponds to your financial capabilities and comfort limits. If you are unsure, start with a smaller amount – it can always be increased later.
