Rebuilding Costs Surge: 6.2% Increase in Ireland, Varying by Region

Rebuilding Costs Surge: 6.2% Increase in Ireland, Varying by Region

November 20, 2024 Catherine Williams - Chief Editor Business

The average cost of rebuilding a home has increased by 6.2% over the last year. This is less than the 12% rise from the previous year and the 21% rise in 2022. The Society of Chartered Surveyors Ireland (SCSI) reported significant differences in rebuild costs based on location.

In Dublin, rebuild costs are the highest in the country but have only risen by 3% this year. In contrast, the north-west has the lowest rebuild costs, with a 10% increase. Other regions show various increases: Galway saw a 4% rise, Limerick increased by 5%, and Waterford is up by 6%. Cork and the north-east have seen an 8% increase.

Chartered Quantity Surveyor Kevin Brady noted that Dublin’s past high increases may explain its current lower rise. The demand for builders in Dublin remains strong. Cork has also seen growth in activity, leading to higher costs. Similarly, the north-east is undergoing significant development, increasing labor demand and costs.

For a 3-bedroom semi-detached home, the rebuilding cost varies from approximately €247,744 in the north-west to €312,620 in Dublin, with annual increases of €9,408 to €22,540. Various factors, such as Covid-19, the war in Ukraine, high energy prices, and supply chain issues, have driven construction costs higher. Some shortages have improved, but costs for labor-intensive tasks remain elevated.

What factors are ‍driving the increase in rebuilding costs in Ireland? ⁢

Interview ‌with Chartered Quantity Surveyor Kevin Brady on⁤ Rising Rebuilding ⁢Costs in ⁤Ireland

News Directory ‍3: Thank ⁤you for joining us, Kevin. The latest report from the Society of Chartered Surveyors Ireland (SCSI) indicates a 6.2% increase in the average cost of rebuilding a home ‌over the ⁢past year. How does this compare to trends we’ve seen in previous years?

Kevin ‍Brady: Thank you⁤ for having me. The 6.2% rise⁢ is ⁤indeed a slowdown compared to the significant increases we experienced in 2022 and⁣ 2021, which were 21% and 12% respectively. While it’s‌ a relief ‌to see some easing in costs, the‌ current figures still highlight the ongoing pressures within the construction industry.

News Directory 3: Location seems to play a significant role in rebuilding costs. How do the various regions in Ireland‍ compare?

Kevin‌ Brady: Absolutely, location ‌is crucial. Dublin continues to ⁤have the highest rebuilding costs‌ in ⁤the country, sitting at approximately €312,620 for a 3-bedroom semi-detached home, but the increase has‍ only been ⁣3% this year. In contrast, the north-west has ⁤the lowest costs, starting at around €247,744, with a 10% increase. Other regions, like Galway and ⁢Limerick, have seen more moderate increases of 4% and 5%, respectively. The north-east and Cork are also noteworthy, with an 8% rise in costs attributed to heightened‌ activity and demand for ‍labor.

News Directory 3: You mentioned that the demand for builders⁢ in Dublin remains robust. Can you elaborate on what factors contribute to these rising costs?

Kevin Brady: Certainly. The strong‍ demand for builders stems from persistent construction activity. Despite the reduced rate of price increases‍ this year,‌ labor shortages in skilled trades such as plumbing, electrical work, and heating installation remain a pressing issue, driving costs higher. Furthermore, new levies on materials like ‍concrete and waste disposal are likely to exacerbate these expenses moving forward.

News Directory 3:⁤ In light of these rising costs and regional variations, what advice can ⁤you offer ‍homeowners regarding their insurance coverage?

Kevin Brady: It’s essential⁣ for homeowners to reassess their insurance policies regularly. ⁤The SCSI recently launched a House Rebuilding Guide that underscores this.‍ If a homeowner’s property has a rebuilding cost of⁤ €400,000 but is only insured for €200,000,‍ they face ⁤a significant ⁢risk of underinsurance. In the event ⁤of a claim, such as for €90,000 in damages, ⁢they would only receive⁣ half of the ‌necessary funds due to‌ that underinsurance, which could lead to severe financial distress.

News Directory 3: Thank you ‌for⁣ your insights, Kevin. It’s clear that⁢ understanding these dynamics is crucial for property owners today.

Kevin Brady: ⁣Thank you ⁢for having me. It’s an important conversation, ⁢and I⁣ encourage everyone to stay informed and proactive about their ‍insurance and rebuilding needs.

Brady mentioned skill shortages in plumbing, electrical, heating, and other trades are raising costs. The current demand for builders is at an all-time high, contributing to this year’s price increases. Additionally, new levies on concrete and waste disposal will likely increase costs further.

The SCSI launched a House Rebuilding Guide, emphasizing the importance of adequate home insurance. If a property’s rebuilding cost is €400,000 but the insurance covers only €200,000, the owner is underinsured. In a claim of €90,000, the payout would be only €45,000 due to the 50% underinsurance.
