Rent Rises Almost 10% in 2025: Most Expensive Cities in 2023

O custo do aluguel subiu, em média, quase 10% ⁢no ano passado. Mais especificamente,a média ficou em 9,44% em 2025 e por pouco não terminou em dois dígitos.‍ A alta foi mais que o dobro da inflação ⁤ geral do ano passado: 4,26%.

Capitais do Nordeste dominam⁢ o ‘top 5’ com três das cinco maiores altas.Teresina foi a campeã ⁤com ⁢alta de‌ 21,8%. Em segundo lugar, destaca-se Belém, que recebeu no ano passado a COP30.

O avanço geral, porém, foi em ritmo menor que o observado nos anos anteriores. Em 2024, a locação residencial subiu, em média, 13,5%. Em 2023 e 2022, o índice chegou ⁢a ter alta de 16%‌ ao ano, período em que houve um salto pós-pandemia.

‍ Os dados fazem parte do Índice FipeZAP, calculado pela Fipe com base em anúncios da OLX/Zap veiculados na internet, que acompanha o preço médio de imóveis em 36 cidades brasileiras, incluindo⁣ as capitais.‍

Rental Prices Soared in Brazilian ⁤Cities in 2025

Rental costs across ⁤Brazil significantly increased in 2025, with some⁢ cities experiencing nearly 20% jumps, according ‌to data released⁢ by ⁣FipeZAP on January 15, 2026. The rising prices reflect a complex​ interplay of economic factors and regional demand.

The fipezap⁣ index, which tracks ​rental⁤ prices in major Brazilian cities, revealed that Campinas, São Paulo, led the nation with‍ a 19.92% increase in rental rates. Pelotas, Rio Grande do Sul, followed closely with an 18.81% rise, and Niterói, Rio de Janeiro, saw a 16.27% increase. ‍ São José do Rio preto (SP)⁢ experienced ​a 15.41% increase, while​ Barueri (SP) saw a 13.97% jump.

Other cities with significant ⁤increases include:

  • Santos ‌(SP): 12.80%
  • Ribeirão‌ preto (SP): ​11.60%
  • Joinville‌ (SC): 11.38%
  • Vitória⁤ (ES): 10.98%
  • Florianópolis (SC): 10.88%
  • Porto⁤ Alegre (RS): 10.78%
  • Belo Horizonte (MG): 9.88%
  • Curitiba (PR): 9.68%

Among state capitals, São Paulo registered the‌ highest increase at 17.24%, followed by Rio de Janeiro (16.18%), and João​ Pessoa (15.31%). Manaus, the capital of Amazonas, experienced the smallest increase at 1%, effectively‌ a real decrease as the average ‌rental adjustment lagged behind the year’s estimated inflation.

FipeZAP ⁢also monitors rental price variations in fourteen additional cities beyond the capitals. this data provides a broader picture of the rental market trends across⁣ Brazil.
