A fully renovated Victorian home in the desirable Dublin suburb of Sandycove has come to market with a price tag of €2.25 million. Located at 16 Sandycove Avenue East, the property represents a unique opportunity for buyers seeking a turnkey residence in a prime coastal location.

The current owners acquired the house in August 2023 for €1.425 million, recognizing its potential despite its then-modest condition. Built in 1845, the property is among the oldest on the street and had already undergone some initial restoration work, including the addition of an extension. However, the owners embarked on a comprehensive refurbishment, essentially rebuilding the house while preserving its period character.

The scope of the renovation included expanding the existing extension to create a spacious family room adjacent to the kitchen, as well as the incorporation of an internal courtyard. Original features were meticulously restored, with paneling added to walls throughout the house. The sale includes high-quality fitted carpets, curtains, and kitchen appliances. Crucially, upgrades to windows and the heating system have resulted in an impressive B3 energy rating – a significant improvement for a Victorian-era property.

The completed renovation, encompassing 197 square meters (2,120 square feet) of living space, is now being offered for sale by Lisney Sotheby’s International Realty. This means the next owner will benefit from a fully modernized home that has not yet been occupied post-renovation. Beyond the quality of the build, the property’s location – just a short walk from the iconic Forty Foot bathing place and the villages of Sandycove, Glasthule, and Dalkey – adds considerable value.

The house has been professionally staged to showcase its potential. The entrance hall is particularly striking, featuring a new wall of panelling alongside original details such as a large ceiling rose and ornate coving. An engineered wide-plank oak floor flows from the hall through to the kitchen area.

To the right of the entrance hall is the drawing room, enhanced by a newly installed deep-set box bay window, large enough to accommodate a window seat. The room features a herringbone floor and a coal-effect gas fire with a cast-iron mantle. An arched doorway with bespoke bi-fold doors connects the drawing room to the sitting room, which also boasts a cast-iron fireplace.

Returning to the hall, steps lead down to the kitchen, with a door providing access to a utility room on one side and a guest bathroom on the other. The kitchen is fitted with olive green units and incorporates integrated appliances, including a Belling four-ring electric hob, a Neff double oven, and a Neff warming drawer. It opens into the dining room, where a table is set to highlight the space. Adjacent to the dining room is the newer extension, housing a cozy family room centered around a log-effect gas induction fireplace with a timber mantle, with doors leading to both the internal courtyard and the rear garden.

Upstairs, the return landing features a double bedroom with fitted wardrobes and a bathroom complete with a marble-surrounded bath and separate shower. The first-floor landing is illuminated by a stained-glass window that casts light down to the entrance hall.

The first floor accommodates three bedrooms, including the principal bedroom, which benefits from an en suite shower room with a skylight and porcelain tiled floor.

The property’s gardens, both front and rear, are designed for low maintenance. The proximity to swimming facilities, shops, and schools further enhances its appeal. The asking price reflects not only the quality of the renovation but also the highly sought-after location.

The Sandycove property market, like much of the Dublin coastal area, has seen significant price appreciation in recent years, driven by limited supply and strong demand from both domestic and international buyers. The B3 energy rating is also a notable selling point, as energy efficiency becomes increasingly important to prospective purchasers. While the €2.25 million price tag places the property firmly in the upper end of the market, the combination of a beautifully renovated Victorian home, a prime location, and a modern energy rating is likely to attract considerable interest.

The quick turnaround – from purchase to complete renovation and resale – suggests the owners may have experienced a change in circumstances. Regardless, the next owner will inherit a meticulously restored home ready for immediate occupancy, avoiding the disruption and expense typically associated with large-scale renovations.
