South Africa’s Whale Coast has emerged as one of the fastest-growing wealth hubs in Africa, driven by a significant influx of high-net-worth individuals and US-dollar millionaires into the region’s property market.
According to the Africa Wealth Report released by international wealth advisory firm Henley & Partners in collaboration with New World Wealth, the region stretching between Cape Town and the Garden Route has recorded a 50% increase in millionaires and centi-millionaires.
Hermanus has stood out as a primary magnet for these buyers, combining its global reputation for whale-watching with an increasingly sophisticated lifestyle and coastal appeal.
Concentration of Wealth on the Whale Coast
The Whale Coast currently hosts approximately 1,700 millionaires and seven centi-millionaires. This growth is concentrated in several specific hotspots and suburbs.

The report identifies the following areas as key wealth hotspots within the region:
- Hermanus
- Rooi Els
- Betty’s Bay
Within Hermanus, the report specifically notes that the suburbs of Voëlklip, Kwaaiwater, Eastcliff and Fernkloof Estate are especially affluent.
Broader African Wealth Context
The property boom in the Whale Coast occurs against a backdrop of growing private wealth across the African continent. Despite global challenges, Africa is now home to 122,500 millionaires, 348 centi-millionaires, and 25 billionaires.
South Africa remains the largest wealth market on the continent. It accounts for 41,100 millionaires, which represents 34% of the total millionaire population in Africa.
The South African wealth market also includes 112 centi-millionaires and eight billionaires. This total is roughly equal to the combined millionaire populations of the next five wealthiest countries in Africa.
Technical and Strategic Significance
Beyond its status as a residential hub for the wealthy, the region’s location at the southern tip of Africa provides strategic value for international research.
The area hosts a globally important technical research facility that utilizes its specific geographic position to provide critical data for navigation, geomagnetism, and international research.
