The demand for affordable housing in Cork, Ireland, is driving interest in increasingly smaller properties, with a two-bedroom home in Blackpool recently listed for €175,000. This comes as average house prices in the city and surrounding areas have surpassed €400,000 for the first time, according to reporting by Cork Beo.

Micro-Homes Gain Traction

Number 1 Mahony’s Square, a compact end-of-terrace property measuring just 35 square meters, is attracting “massive interest” from potential buyers, according to Helen O’Keefe of Auctioneera. The property’s appeal lies in its combination of affordability and convenient location, close to both Cork city centre and the Blackpool area. This trend reflects a broader shift in the Irish housing market, where rising prices are forcing prospective homeowners to consider smaller living spaces.

The surge in interest in smaller homes isn’t limited to new listings. A property on Vicar Street in Cork City, often dubbed “Cork’s smallest house,” has reappeared on the market with a price tag of €170,000. This home, measuring only 34 square meters, previously sold for €66,000 in 2017 after requiring significant renovation, and then again in 2022 for nearly €100,000 more. Its repeated sale and continued interest highlight the growing acceptance of micro-living as a viable housing option.

A Response to Rising Costs

The increasing popularity of these tiny homes is directly linked to the escalating cost of housing in Cork. The T23 eircode, encompassing North Cork City and Blarney, now has an average house price of €350,000. This price increase is pushing many first-time buyers and downsizers to explore alternative options, with smaller properties offering a more accessible entry point to the property market.

O’Keefe notes that buyers are drawn to properties like Number 1 Mahony’s Square for two primary reasons: price and location. The convenience of being within walking distance of city amenities, coupled with a lower price point, makes these homes particularly attractive. The trend also appeals to those looking to downsize and simplify their lifestyles, seeking a quiet location without sacrificing access to urban conveniences.

Renovated and Ready

The Vicar Street property, despite its diminutive size, has undergone extensive renovations, transforming it from a project property to a move-in-ready home. Features include a modern kitchen, bathroom, timber flooring, and skylights designed to maximize natural light. The renovations demonstrate the potential to create comfortable and functional living spaces even within extremely limited square footage.

While the market for these micro-homes is still developing, the current demand suggests a growing acceptance of smaller living spaces as a solution to the affordability crisis. Potential buyers should watch for further listings of similarly sized properties in convenient locations, as estate agents anticipate continued interest in this segment of the market. The success of these sales will likely influence future development and renovation projects, potentially leading to a greater availability of micro-homes in Cork and other Irish cities.
