The Edinburg Economic Development Corporation (EEDC) has announced a proposed investment of between $18 million and $20 million for a dual-brand hotel development in Edinburg, Texas. The project, led by Binning Hospitality LLC, aims to transform the local hospitality landscape by introducing the city’s first full-service hotel.
Binning Hospitality LLC, owned by Kamaldeep Gill and Kulwinder Binning, will redevelop existing properties located at 4001 S. Closner Blvd. The development will involve the complete redevelopment of Buildings A and B, which currently house a Comfort Inn and MainStay Suites.
The project will convert these existing facilities into two distinct hotels under the InterContinental Hotels Group (IHG) brand. The combined development is expected to span approximately 84,000 square feet.
Hotel Specifications and Capacity
The dual-brand development will feature two different types of accommodations to serve varying traveler needs. The first will be a Staybridge Suites, designed as an extended-stay hotel. This facility will be four stories tall and will contain between 95 and 100 rooms.
The second component of the project is a Holiday Inn, which will serve as a full-service hotel. This building will be three stories tall and will offer 53 rooms.
The introduction of the Holiday Inn is noted as a transformational milestone for Edinburg, as it will be the first full-service hotel development in the city.
Amenities and Public Access
Beyond the guest rooms, the redevelopment will introduce a variety of premium amenities. These facilities are intended to be open to both hotel guests and the general public, expanding the available commercial services in the corridor.

- A full-service restaurant and bar
- Dedicated meeting space for business and events
- A basketball court
- An outdoor grill and patio area
- A spa
In addition to the structural changes to the hotels, the project includes upgrades to the exterior of the property. This will include new property signage and updated landscaping to improve the visual presence of the development along the corridor.
Economic Impact and Job Creation
The EEDC indicated that the project will have a direct impact on local employment. The development is expected to create 47 full-time jobs upon completion.

The owners of Binning Hospitality LLC stated that the decision to invest in the project was based on their existing business presence and the growth they have observed within the Edinburg community.
Edinburg has been good to us and our business, so it only made sense to reinvest right here. We already have our hotels in this community, and we see firsthand the growth and opportunity this city offers. Redeveloping these existing properties into a world-class IHG dual-brand hotel felt like the natural next step. We are proud to bring Edinburg’s first full-service hotel to life, and we look forward to continuing to invest in and grow alongside this incredible community.
Kamaldeep Gill and Kulwinder Binning
The project represents a significant investment in the hospitality and tourism sector of the Rio Grande Valley, transitioning existing limited-service properties into a more comprehensive hospitality hub.
