Property buyers purchasing a home near top-performing state secondary schools in the United Kingdom face an average price premium of £40,574, according to research published by estate agency Yopa. The data reveals that educational premiums near high-achieving institutions frequently rival private school fees, pushing property values significantly higher in specific postcode districts as families compete for places.

Postcode Premiums and Regional Variations

According to Yopa’s findings, the financial markup varies dramatically depending on the specific school and region. Homes located near The Henrietta Barnett School in the NW11 postcode of London command a 37% premium over the Barnet local authority average, translating to an extra £354,288 per property. In Buckinghamshire, properties situated near selective grammar schools post substantial margins. One local area recorded average prices reaching £305,633—or 38.4%—above the broader county average. For many homebuyers with children, the quality of local schools is one of the most important considerations when deciding where to live and, with the new school year approaching, education will be front of mind for many families considering their next move, Frankish said, according to Yopa’s published research. This sustained level of demand naturally helps to support house prices within reach of the very best schools and our research shows that, on average, buyers face paying around £40,000 more to live within the postcode district of a top-performing state secondary.

Affordability Pressures and Negative Premiums

In some cases, this premium is considerably higher and so it’s important that parents consider the additional cost of buying in their desired area when planning a move, particularly in the current market where affordability remains stretched by higher mortgage rates, Frankish stated, as reported by The Intermediary. Not all top-tier institutions carry inflated local housing costs. The research highlights several instances where homes surrounding highly ranked state schools trade below the broader local authority average. Properties near Reading School and Kendrick School in Berkshire averaged £276,870, sitting £84,373 or 30.5% below the wider Reading average. Similar inverse patterns emerged in Northern Ireland and Greater London. Homes in the BT28 postcode near Friends’ School Lisburn tracked 30.2% below the Lisburn and Castlereagh average, while properties in N9 near The Latymer School were 30.1% below the Enfield baseline.

Strategic Choices for Families

However, a top-quality state education doesn’t always require a property price premium and there are a number of highly ranked schools where surrounding house prices actually sit below the wider local authority average, Frankish added, according to estate agent coverage of the study. For families willing to cast their net a little wider, these areas could provide the best of both worlds.
