BGO Closes $5.1B Asia Real Estate Fund, Eyes Value-Add Opportunities

BentallGreenOak (BGO) has finalized its BentallGreenOak Asia IV (BGO Asia Fund IV), amassing $5.1 billion in capital commitments. This marks the firm’s largest closed-end fundraise to date, dedicated to its Asia-focused value-add real estate strategy.
The fund will target value-add investments across key Asian markets, including Japan, South Korea, australia, and Singapore. The focus is on office, hospitality, and logistics assets.Japan is a primary target, with regulatory reforms and corporate governance changes expected to spur meaningful divestitures of non-core assets, potentially creating a $3 trillion possibility for real estate investment.
BGO attracted 45 institutional limited partners from around the globe. The capital commitments originated from a diverse investor base: 44% from the U.S., 24% from Asia, 23% from the Middle East, and the remainder from Canada and Europe. Notably, one-third of the capital came from investors new to BGO funds.
“Tokyo is one of the world’s largest and most dynamic commercial real estate markets,” said Fred Schmidt, managing partner and chair of Asia at BGO. “With growing pressure on japanese corporations to optimize their corporate value,our deep roots and integrated presence position us well to access opportunities others might miss.”
As launching its Asia strategy in 2010, BGO has invested approximately $10 billion across 150 properties in 20 cities throughout the region, solidifying its position in the Asian real estate market. This new fund, BGO Asia Fund IV, will further expand their reach in value-add real estate investments.

With the fund now closed, BGO is poised to actively pursue investment opportunities in its target markets, particularly japan, leveraging its established presence and expertise to capitalize on the expected wave of corporate divestitures and the increasing demand for modern logistics and office spaces.
