OSLO,Norway (AP) — Norway’s ‍housing market experienced a slight moderation in March, with overall price increases slowing after a robust start to teh year, according to figures released Thursday by Eiendom Norway.

Nationwide, housing prices edged up ⁢by 0.1% in March, adjusted for seasonal variations. This follows a period of significant growth in January and February.

“The strong growth from January and February decreases in March,” said Henning Lauridsen, Managing Director of Eiendom Norway.

despite the slowdown, bus ⁣prices across the country have⁢ risen by 6.5% as the beginning of the year.

Lauridsen noted regional disparities in housing price trends. “There are also large differences in the bustling price development in March, and especially in oslo and Akershus the development was weak. The strong market in stavanger and Rogaland continued, while growth in Bergen minked in March after a very strong year last year and into 2025,” he said.

oslo Sees Price ‍Dip

The capital city experienced a cooling trend after a hot start to 2025.‍ Apartment prices in Oslo decreased⁢ by 0.9% in March. seasonally adjusted figures show a 0.5% decrease.

regional Performance Varies

Porsgrunn and Skien saw the strongest growth in March, with seasonally adjusted price increases of 1.7%. Stavanger and the surrounding area have experienced the largest growth ⁣so far this year, with an 11%⁢ increase.

bergen saw the fastest sales, with an average selling time of 16 days.Sarpsborg and Fredrikstad had the longest selling times, averaging 85⁤ days.

Economist sees Calming Market as Positive

Kyrre M. Knudsen, chief economist at SpareBank 1 Southern Norway, views the moderated price growth as a positive development.

“this⁣ is very good. After the ⁤bustling market was about to take off in parts of Norway at the start of the year, it is indeed good to see ⁣that prices are calming down, as it ⁢comes ⁢out more for the hall. This is good for the ⁢whole market. High price growth makes it much more difficult for the buyer and can create unrealistic expectations at Seljar,” Knudsen said.

Sales Volume Up

A total of 9,733 buses were sold⁤ nationwide in March, a 37.7% increase compared to March of last year. So far this⁢ year, 26,524 buses have been ⁢sold, representing a 27.6% increase over the same period in 2024.

“the speech at sold and announced buses were at a historically high level in March,” Lauridsen noted.

However, Marius Gonsholt ⁢Hov,⁤ chief economist at handelsbanken, expressed reservations about the slowdown. “It would not be realistic to wait such a price growth ‍as we had in January and February of the month after month,” Hov said.

Hov attributed⁢ the earlier price surge to changes in equity requirements and signals from the central bank regarding potential interest rate cuts. “It was probably behind that prices increase so much after ‍the New Year. In March, the market was adapted to the new requirement for equity.During the month, people probably got less threat to interest rate cuts. It clearly shows again hear,” ⁢he said.

Norway’s central bank decided to hold interest rates steady in recent ‍weeks.
