Off-the-plan homebuyers in Newcastle are facing prolonged construction delays that have left some living in their cars while waiting years to move into homes they paid deposits for.

Five years after signing contracts and paying their deposits, families say their lives have been put on hold as they wait to move into their “forever homes” in new developments across the region.

One homebuyer told the Australian Broadcasting Corporation she has been living in her car due to the delays, describing the situation as making her and others “this miserable.”

The issue highlights ongoing problems in the off-the-plan housing sector, where buyers commit to purchasing properties before construction is complete, often based on plans and display homes.

Construction delays have left buyers in limbo, with some developments stalled for years despite deposits being paid and contracts signed well in advance.

The delays have prompted calls for stronger consumer protections and reforms to the off-the-plan buying process to prevent buyers from bearing the financial and personal risks of builder insolvency or project delays.

Industry analysts note that a thaw in the broader housing market may eventually deliver relief for homebuyers left in difficult situations, with single-family home building expected to rise in coming quarters.

However, for those already affected, the wait continues, with no immediate resolution in sight for many stalled developments across Newcastle and surrounding areas.
