Phoenix recorded its second-hottest summer on record, arriving directly behind the region’s hottest spring and winter on record. To address this sustained warming trend, regional planners and architects are examining passive building standards as a method to insulate homes against extreme temperatures while simultaneously cutting energy consumption and lowering monthly utility bills, according to reporting from kjzz.org.

Passive Building Protects Interiors from Weather and Noise

Passive building relies on rigorous building science to construct durable building envelopes that protect interiors from external weather extremes. Zack Semke, co-founder and director of the Passive House Accelerator, explained in an interview with kjzz.org that these structures maintain a constant flow of filtered fresh air to ensure healthy indoor environments. The reinforced walls, roofs, and floors also significantly reduce outside noise while preventing mold and unwanted moisture accumulation.

Passive Techniques Reduce Energy Use and Increase Survivability

Implementing passive building techniques can reduce a home’s energy use by 50% or more, revolutionizing thermal performance against extreme heat or cold. Semke noted to kjzz.org that a critical metric for these structures is passive survivability, which measures how long a building’s interior remains livable without active air conditioning during a widespread power failure.

Rigorous research supports the concept that improved shelter design can protect occupants during severe weather events. While traditional passive solar measures have a rich history in Arizona, the full suite of passive building standards is not yet widely adopted among local builders and designers.

Higher Upfront Costs Lead to Lower Utility Bills

Building a passive home involves higher-quality construction that typically costs between 2% and 6% more upfront than a code-minimum house, with single-family homes leaning toward the higher end of that range. Semke compared the initial financial premium to upgrading a standard automobile to a luxury vehicle, emphasizing that the upfront expense brings transformational improvements in building quality and grid self-sufficiency.

Affordable housing developers are frequently among the first wave of adopters in American communities because lower ongoing utility bills directly offset the initial construction costs for tenants. As regional adoption scales, upfront cost premiums historically decrease due to construction experience and local industry learning curves.

PhiusCon Conference in the Valley

The nonprofit organization Phius, which certifies professionals in passive building standards, is hosting its conference, PhiusCon, in the Phoenix area. This marks the first time in the event’s more than two-decade history that it has been held in the Southwest, bringing together designers, architects, and industry experts to evaluate climate mitigation strategies for hot regions.
