An ambitious project is underway to transform the Apgujeong-dong apartment complex in Gangnam-gu into a bustling “new small town.” This symbol of affluence will soon be home to more than 11,800 households, housed in high-rise buildings boasting 50 or more floors. The Seoul Metropolitan Government recently unveiled its comprehensive “Apgujeong Districts 2-5 Integrated Rapid Reconstruction Plan” to bring this vision to life.

A Revitalized Urban Landscape

The redevelopment project encompasses several complexes, including Hyundai 9, 11, and 12 (known as Shin Hyundai), Daelim Villat (2 zones), Hyundai 1-7, 10, 13, and 14 (3 zones), Hyundai 8 and Hanyang 3, 4, and 6 (4 zones), and Hanyang 1 and 2 (5th District). Spanning an area of 773,000㎡, the revitalized Apgujeong area aims to become a hub for leisure and culture, offering approximately 11,800 homes across towering 50-floor buildings.

The previously restrictive height regulations have been relaxed to create sweeping panoramic views of the Han River. Additionally, the original limitation of 15 floors for the first main building along the river has been abolished, opening up new possibilities for architectural splendor.

An Emphasis on Accessibility and Recreation

A key focus of the plan is to improve public access to the Han River and establish a range of waterfront facilities. These facilities will stretch along a 30m-wide stretch along the river. Each zone will offer unique experiences, with Zone 2 designated as a leisure center for water recreation and sports, Zone 3 featuring performance and exhibition spaces within indoor facilities to serve as a cultural base, and Zones 4 and 5 transforming into centers for relaxation and enjoyment through the installation of park decks.

In addition, a north-south pedestrian axis will connect the various centers along the Han River, including Garosu-gil, Ysbyty Street, Apgujeong Rodeo Street, and the river itself. These axes will feature chain stores, community facilities, ecological green areas, and scenic viewpoints overlooking the river.

A Commitment to Mixed Communities

The urban development plan also prioritizes social mixing by incorporating both public rental housing and residential units for sale. To ensure diverse housing options, the city intends to provide public rental housing units alongside residential spaces. Approximately 1,200 public rental housing units will be made available through public contributions.

An Envisioned Future

The Seoul Metropolitan Government is dedicated to meticulously planning and executing this transformative project. To facilitate the maintenance process, the government will release the “Apgujeong Apartment District Area Unit Plan” for public review from June 30th to July 13th. After conducting the necessary discussions with the Urban Architecture Joint Committee, the final area unit plan will be published through legal procedures.

Mr. Nam-jun Cho, Director of Urban Planning, recognizes the significance of this project beyond enhancing the residential environment. He emphasizes the need to create a connection to the public nature of the city, allowing citizens to enjoy the Han River in their daily lives. With this redevelopment, Apgujeong aims to become a leading global waterfront city that harnesses the full potential of the Han River.

The plan is to strengthen general public accessibility to the Han River and create various waterfront facilities along the Han River in each area. In the north-south direction, a pedestrian axis connected to the centers along the Han River in each area will be created. The intention is to connect Garosu-gil, Ysbyty Street, Apgujeong Rodeo Street and the Han River, respectively. Along the pedestrian axis, a chain store, community facilities for residents, and an ecological green area will be created. It is also used as a viewing platform overlooking the Han River.

Specifically, in the case of District 3, a section close to Apgujeong Station will be upgraded from District 3 to a semi-residential area to encourage various complex functions such as trade, business and culture. A pedestrian bridge connecting Apgujeong and Seongsu, offered as a public contribution by district union 3, will be built.

In addition, the city planned the same design and quality of public rental housing and residential space units for sale in the area so that an active social mix can be achieved in response to the housing culture of the future. Around 1,200 public rental housing units are also secured through public contributions.
