Fueled by the surge in online shopping and data center demands during coronavirus lockdowns, warehouse space experienced unprecedented demand and low vacancy rates. This drove up valuations for Real Estate Investment Trusts (REITs) like Tritax Big Box, which counts Amazon and major UK retailers among its clients.
However,the property market has faced challenges. Brexit, high interest rates, and recession fears have impacted warehouses, offices, and retail spaces. The rise of remote and hybrid work models further complex the outlook, particularly for office spaces. Consolidation has emerged as a strategy for REITs to regain financial footing.
