Recently, as the public’s interest in owning a house is increasing, a project for the homeless is being carried out.

Ministry of Land, Infrastructure and Transport Korea Land and Housing Corporation (President Kim Hyeon-Jun) and Incheon Metropolitan City Corporation (President Lee Seung-Woo) established ‘Private rental housing with fixed sale price and conversion type for sale’ (hereinafter referred to as ‘anyone house ‘) announced that it will start an open call for business operators from September 8.

Anyone House is a new type of housing that aims to create added value based on the housing service business model and provides opportunities for homeless people such as young people and newlyweds to buy their own house at an affordable price. This public offering is a follow-up measure* announced by the Democratic Party’s Real Estate Special Committee (Supply Division secretary Park Jeong).

Anyone House is a private rental housing where you can live with peace of mind for 10 years at a low rent compared to the surrounding market price (general supply: 95% or less of market price, special supply: 85% or less of market price) in high-quality housing that enhances the value of living.

Accordingly, operators were required to present the fixed sale price within the upper limit of the sale conversion price set by the public offering institution. In this public offering project site, the upper limit of the conversion price was set as the housing price by applying an average annual housing price increase rate of 1.5% from the start of the project to the time of sale to the appraised price at the time of the public offering.

Through this, the lessee was provided with the opportunity to buy a house at a lower price than the market price, and conflicts over the post-sale price calculation method were prevented in advance.

The special supply (20% or more of the total supply) is for young people, newlyweds, and the elderly who are homeless and whose monthly average income is 120% of urban workers, while the general supply (less than 80% of the total supply) is for homeless people. .

The main characteristics are that the method of disposing of the house after the end of the lease is the ‘pre-determined pre-determined sale conversion price’ (hereinafter the ‘determined sale price’) to give priority to non-homeless tenants, and the development profit is shared between the business operator and the lessee. In other words, through cooperative consumption and housing services based on the sharing economy, housing is not just a residential space, but a platform for creating and sharing values.

Residential services provide various additional services across the entire residential life area, such as car sharing, education/childcare, medical/health/beauty, food, catering, laundry, clean service, and companion animal management.

In the event of a market gain greater than the fixed sale price, it was shared between the lessee and the business operator.

In the case of tenants who do not receive housing, considering the aspect of contributing to the improvement of the value of housing through ‘residence’, the business operator proposes a plan to share economic benefits (incentives) according to the tenant’s residence period.

It can suggest ways for business operators to create added value through cooperative consumption and the sharing economy for residential services in daily life, such as catering, medical care, transportation, leisure, and education.

Meanwhile, Hwaseong-dong plans to supply 899 apartment units with an exclusive area of ​​60 to 85 square meters on a site of 47,747 square meters.

Seodongtan Station on Subway Line 1 is close (700m), and the Indeokwon-Dongtan double-track train will be connected to Seodongtan Station. In addition, SRT Dongtan Station, Gyeongbu Expressway, and the Seoul Metropolitan Area 2nd Ring Expressway (Bukosan IC) are located, making it easy to access Seoul.

Dongtan 1 New Town is adjacent to the west side, so it is convenient to use living convenience facilities and cultural facilities. In addition, Gubongsan Park and Neighborhood Parks are located nearby, so a healthy and comfortable living environment is expected.

Uiwang Chopyeong plans to supply 951 apartment units with an exclusive area of ​​less than 60㎡ and 60-85㎡ on a total site of 45,695㎡.

Uiwang Station on Subway Line 1 is located on the eastern side of the globe (about 1km), so it is convenient to move around the metropolitan area.

The educational environment is excellent as it is possible to commute to school on foot to nearby Gunpo Jungang High School, Bugok Jungang Middle School, and Bugok Jungang Elementary School. In addition, as industrial complexes such as Uiwang Techno Park Industrial Complex and Gunpo High-tech Industrial Complex and companies such as Hyundai Rotem are located, it has excellent direct proximity.

Incheon Geomdan’s 4 project sites plan to supply 4,225 apartment units with an exclusive area of ​​60 m² or less and 60-85 m² in a total of 4 blocks, 219,526 m2 of land.

Outside of the district, access to Seoul and the metropolitan area is easy by using the Seoul Metropolitan Area 1st Ring Expressway, Incheon Airport Expressway, Olympic-daero, Gangbyeonbuk-ro, and Airport Railroad. In addition, access to downtown Incheon will be easier through the extension line of Incheon Metro Line 1 (planned at the end of ’24).

It has excellent educational conditions as there are kindergartens, elementary schools and middle schools in the area adjacent to the project site.

Details of the contest will be announced on the websites of Korea Land and Housing Corporation and Incheon Metropolitan City from September 8, and letters of intent are accepted from September 14 (Tuesday) to September 15 (Wednesday) 15:00.

Only business operators who have submitted a letter of intent to participate will receive their business plan on November 8 (Mon) and select a preferred bidder through an evaluation in November.

After discussing specific projects with the Housing and Urban Guarantee Corporation (HUG), the selected preferred bidder proceeds with the project in earnest through procedures such as approval of the housing business plan, approval of investment in the Housing and Urban Fund, approval of rental REITs, and conclusion of business agreements. will do
